In recent months, the only successes the taxpayers of Forsyth have had with regards to this poorly managed growth is by fighting back hard. This is another opportunity for you to do so.
The applicant for ZA3704 is asking for a RES3 zoning, which has a minimum 10,000 square foot lot size (177 homes). Allowing this zoning to go through will not only harm adjacent property values, it will also set a precedent for the area, turning the entire Campground Road area into high density housing.
The Forsyth County Comprehensive Land Use Plan reads that any rezoning should BLEND with existing communities. The existing community around ZA3704 is all Zoned A1, and has adjacent parcel sizes as follows: 1 acre, 15.5 acres, 27 acres, 12 acres, 8 acres, and 68 acres. Clearly this zoning does not blend.
Just a few months ago, a zoning with nearly the exact same with the same set of circumstances was approved in district 2. ZA3649 (JEH Homes) was zoned RES2, with a UNANIMOUS VOTE from all five commissioners. If the commissioners felt that district 2 (Tam) should have a RES2 zoning, so that the development would "blend with existing communities", then certainly they should vote the same for ZA3704. In fact, one could argue that ZA3704 is even more worthy of the lower density zoning of RES1.
