Rental Agreement Terms Fees & Payment

Deposit: $300 (non-refundable except as stated below)

Balance Due: No later than 48 hours prior to the event date

Cancellation Policy

21+ days before event: Full refund

8–20 days before event: 50% refund

7 days or less before event: No refund

Rules & Renter Responsibilities

The Renter agrees to comply with all facility rules and assumes responsibility for all guests.

No smoking, vaping, illegal substances, or open flames without prior written approval

Decorations may not damage facility property (no nails, staples, or tape)

All trash, decorations, and food must be fully removed by the end of the rental period

No food may be left on the premises

Noise levels must comply with all applicable city ordinances

Renter is financially responsible for all damages, excessive cleaning, or rule violations, which may be charged to the card on file

At the conclusion of the event, all HVAC and lighting must be returned to scheduled operational settings; failure to do so may result in additional fees or affect future rental eligibility

Included Amenities

Unless otherwise stated, rental includes:

Tables and chairs (up to 13 rectangular 6-ft tables, 15 round tables, and 150 chairs)

On-site parking

Refrigerator and freezer use

Kashrus Compliance

TMS operates under the supervision of Mehadrin Kashrus of Texas (“MKT”). All food, beverages, and catering services for any event must be kosher certified and supervised by MKT. A hashgacha fee, as determined by MKT, may apply and shall be the sole responsibility of the Renter. Food prepared in private homes or non-approved facilities is strictly prohibited.

Liability & Indemnification

The Renter agrees to indemnify, defend, and hold harmless the Facility Owner, its agents, and representatives from any claims, damages, losses, or liabilities arising from the use of the premises, including personal injury, property damage, or loss.
