Currently The Hive is residing at Itäinen Pitkäkatu 4A, Pharma City 3.rd floor and we can offer spaces that are either 13,5 sqm or 20,0 sqm in size depending on the needs of the team. If a suitable room cannot be found at the time of applying, we'll keep your application on the line and communicate to you when situation changes.
In the premises that we offer to teams certain terms and rules apply which are good to clarify already when you are applying for the space:
1. Yearly organization membership fee - This is collected yearly and is based on your company's revenue. Minimum of 120€ to maximum of 240€ in the year 2026. Payment can be divided to once/quarter if your company is just starting and no revenue is in the sight.
2. We as The Hive have a tenant contract with Turun Teknologiakiinteistöt (TTK) - This in a nutshell means that we are obliged to certain terms and rules from TTK, for example there is a limit placed on maximum revenue of the subtenants before you are required to pay actual rent from the premises:
2.1. If you are a solo entrepreneur, the limit of revenue is 15 000€/year
2.2. If you are a company, the limit of revenue is 10 000€/year/each member/employee of the company up to 50 000€, and/or up to 50 000€ in capital investment.
This revenue is something we are required to monitor and provide to TTK quarterly and as the contract is now, it is monitored in running 4 quarters, not a calendar year/fiscal year.
Other terms do apply to the usage of the office space along with benefits from The Hive and Turun Teknologiakiinteistöt, but we think that these are the important ones when making a decision of moving forwards with your office application!
