Important Information Regarding your Application
Administation Fees: The administration fees are non-refundable.
Reservation Holding DepositThe reservation holding deposit is taken to reserve the property for you, subject to satisfactory references and credit checks. The reservation holding deposit will be:• Deducted against the whole security deposit required on commencement of the tenancy agreement.• Non-refundable if you withdraw or fail to take up the tenancy or if the tenancy agreement is not signed by the agreed check in date by you, the tenant, the landlord reserves the right to re-offer the property. In these circumstances the reservation holding deposit and administration fee would be non-refundable.• 50% refundable if you are unable to take up the tenancy due to incorrect information being provided, which would result in your references not being verified or confirmed. Should your references fail, your holding fee will be 50% refundable. Hamlet Homes cannot enter into any discussions or correspondence concerning replies to references or rejected tenancy applications.• Refundable should the landlord withdraw from pursuing a tenancy prior to contracts being signed by all parties, for reasons other than incomplete or rejected references then any deposit paid will be returned in full to you. Such refund will be in the form of a cheque issued by Hamlet Homes accounts department and made payable to the person(s) from whom such monies were accepted. Hamlet Homes will also refund the administration fee.If the property you are applying for does not require an admin fee, the £200 reservation holding deposit will be: • Non-refundable, as per the application email sent to you. It will be deducted against the whole security deposit required on commencement of the tenancy agreement. Should the tenancy not commence due to you, the tenant, failing to take up the tenancy or if the tenancy agreement is not signed by the agreed check in date, or due to failed references we are unable to offer a tenancy, the £200 reservation holding deposit will be non-refundable.
Credit Check Your credit check will arrive in an email/online format from Rent4Sure Limited. You are required to provide financial, employer, and landlord/agent references as we can only agree to a tenancy on behalf of the landlord, subject to satisfactory replies from those referees.
Income On your own, or joint applications must earn, at least 30 times the monthly rent of the property. For example, if the rent is £500pcm, you need to be earning 30 x £500 = £15,000 per year.
County Court Judgments (CCJs)If you have any CCJs, bankruptcy or insolvency arrangements registered against you within the past 6 years, you will fail the credit check. Please speak to a Hamlet Homes consultant for your options.
Claiming Benefits Some landlords will be unable to accept you as a tenant. Others may do so; however you will need a guarantor. The Landlord may not accept any rental payments directly from the Council – in those cases, the Council must pay you, and you must pay the Landlord.
Guarantors A guarantor may be required if you are unable to provide satisfactory references due to the above points. Some landlords are unable to accept a guarantor in the receipt of failed references. Please ask a member of staff regarding the property you are making an application for if you are concerned about ability to pass a credit check.A guarantor is a person who guarantees the rent and other obligations of the tenant as stated in the tenancy agreement and who will pay the landlord should the tenant default. Guarantor should be over 21 and in full time employment, earning at least 30 times the proposed monthly rent. They too will need to complete an application form and will be referenced and credit checked in the same way. There is an additional fee for this process.
Provision of Tenancy Agreement and Other Documents by Hamlet HomesOnce we have received successful references back, we will email across the invoice for the outstanding amount, a sample tenancy agreement and the tenancy guide and info across to you. Only when we have received full payment of the invoice can we book a move in date and draw up your documents.

The above points under the section ‘Important Information Regarding Your Application’ may vary depending on the property for which you are applying.
