Please read through our tenant qualifications
1) Sufficient Income Level- The combined income of all tenants over the age of 18 must be equal to at least three times the agreed upon rent plus average utilities of the rental unit.
2) Income Verification- The income must be verified. Acceptable forms of verification include W-2's, pay stubs and proof of rent subsidies.
3) Employment Verification- Employment must be verified for prospective tenants. Spoken or written confirmation from their employer that the prospective tenant works where they claim and has the income that they claim. There should be no indication that the prospective tenant's employment is in question for the foreseeable future.
4) Criminal History- With the tenant's permission, a background check will be required. The tenant should have no felonies in the last 7 years and no crimes committed that indicate they will treat the rental unit improperly. Examples of this include domestic abuse, sexual based crimes, theft, assault, arson, drugs, vandalism, etc.
5) History of Evictions- Prospective tenants that have had evictions filed on them will be denied.
6) Past Landlord Referrals- Prospective tenants with any negative remarks from past landlords will be denied.
7) Financial History- Prospective tenants will have no more than 2 late payments of 30 days or less in the past 12 months showing up on a credit background report.
8) Security Deposit- A security deposit will be required as determined by the property owner.
