As part of the standard buy/sell contract, we can request specific documents (called 'Due Diligence Documents') from the seller. By default we will request some or all of the following depending on the property and the situation:
Utility bills or summary of the average monthly utility costs
Permits for any improvements or finishes (if applicable)
Property insurance claims for the property made by Seller
Warranty documentation for included components of the property which are under warranty
Any documentation related to any repairs or improvements of the property
Current leases and estoppel statements (if any tenancies).
