Regarding fixtures, there are a few that are not obvious. Our contract calls for curtains, curtain rods, and blinds to remain. With wall-mounted televisions, the mount should remain (not the tv). Shelving that is screwed in should remain, and bathroom mirrors should remain. Do you have any objections/exclusions to add?
How old is your roof?
Does the property offer any GREEN or Energy Efficiency features/appliances?
Does the home have a fireplace(s)? If yes, please indicate if gas or wood-burning, and where the fireplace is located.
What kind of water heater? Gas/Electric/Tankless-on-demand? How old is the water heater?
What kind of dryer hook-up do you have?

Who are the utility providers for electric, gas, water, sewer, and trash? If possible, provide monthly averages for each.
If there is a Homeowners Association, what are the dues and who is the management company?
If there is an HOA, we will need to collect bylaws, rules/regulations, budget, and recent meeting minutes. Are you in possession of these items?
What kind of HVAC system do you have? Electric Heat Pump? Gas furnace? How old is the system? Are there multiple units?
Is there a termite bond in place?
Does the house have a security system? Is it monitored? Are you planning to take it with you or cancel it?
Tell us about the current liens on the property. What is the current mortgage balance? Please include any equity lines of credit and/or 2nd mortgages.
