Transfer on Death (TOD) Deed Wizard
This Wizard will guide you through filling out a transfer on death (TOD)  deed, also called a beneficiary deed. A PDF of the completed deed will be emailed to you. Be sure to proofread the deed and make any corrections necessary at that time.

Before You Start
You will need the following information from the current deed:

Name of the person who will be signing the TOD deed. It should match the current deed exactly.

Legal description of property (NOT the address). Example: "Lot 14 of Blackacre Addition to the City of Sacramento, as delineated on the map of said addition, recorded January 30, 1965, in Book 625, 013065."

If you do not have a copy of the current deed, you should obtain one from the County Recorder's office before you fill out this form. Most deeds are one to two pages and currently cost $1.00 per page.
