1.1. PURPOSE OF POLICY. JRealty (“JRealty,” “us,” “we,” or “Company”) is committed to respecting the privacy rights of its customers, visitors, and other users of the Company Website (“Site”). We created this Website Privacy Policy (“Policy”) to give you confidence as you visit and use the Site, and to demonstrate our commitment to fair information practices and the protection of privacy. This Policy is only applicable to the Site, and not to any other websites that you may be able to access from the Site, each of which may have data collection and use practices and policies that differ materially from this Policy. This Privacy Policy does not apply to any information we may collect from you in any place other than this website.
1.2. AGREEMENT TO TERMS OF PRIVACY POLICY AND TERMS OF USE. All activities in which you may engage on this website are voluntary. You are not required to provide any personal information to us unless you choose to access features on this Site which require the information. If you do not agree with the terms of this Policy or other Terms of Use on this website, then you should immediately exit this website and discontinue using the Site. If you do not agree with the terms of our Privacy Policy and our Terms of Use posted on our website, please do not provide us with personal information, and leave this website. The Company Terms of Use are expressly incorporated herein by reference and made a part of this Policy. By using the JRealty website, you signify that you agree to the terms of this Privacy Policy as well as to our Terms of Use.
1.3. NO USE OF THIS SITE BY PERSONS UNDER 18 YEARS OF AGE PERMITTED.
The Company’s Site is designed to accommodate the needs of property owners, landlords, and tenants, not children. We do not intentionally collect or request personal information from children. To protect their privacy, children under the age of 18 are prohibited from using this Company website.
2.1. WHAT BASIC INFORMATION DOES THE COMPANY COLLECT?
In order for you to access certain tenant, landlord, and vendor services, including but not limited to, requesting a showing, applying to rent and/or lease a property, make payments, make a maintenance request, make an owner inquiry, and other services, we require you to provide us with certain information that personally identifies you (“Personal Information”). In addition, in operating the Site, Company may include registration, account creation, and other online forms that ask users to provide Personal Information. This Personal Information includes, but is not limited to, the following types of information: names, email addresses, phone numbers, personal addresses, rental property addresses, social security/tax identification numbers, CA 590 forms, IRS W9 forms, bank account numbers and/or banking information, credit scores, credit questions, credit payments, approximate income, approximate move-in dates, age, employment information, landlord information, occupant information, previous residences, pets, authorizations to run credit reports, authorization to run criminal reports, eviction checks, and other information.
2.2. WHAT ADDITIONAL INFORMATION DOES COMPANY COLLECT?
(a) AUTOMATIC COLLECTION. Our Site servers and web hosting provider(s) may automatically recognize visitors’ domain names and IP addresses (the number assigned to computers on the Internet). No personal information about you is revealed in this process. The Site servers and web hosting provider(s) may also gather anonymous “traffic data” that does not personally identify you, but that some companies find helpful for marketing purposes or for improving the services they offer. JRealty does not purposefully collect this information and does not use this information in any way.
(b) COOKIES. From time to time, our Site may use the standard “cookies” feature of major browser applications that allows us to store a small piece of data on your computer about your visit to our website. We do not set any personally identifiable information in cookies, nor do we employ any data capture mechanisms on our Site other than cookies. 3.1. WHAT DOES COMPANY DO WITH COLLECTED INFORMATION?

Currently, the Company uses your Personal Information only to provide you with the information and services that you specifically request, such as information about rental properties, payment history, etc. We use contact data to communicate with landlords, tenants, owners, and vendors about our property management services or to contact you, when necessary. We use your Personal Information, including financial, employment, rental history, credit, criminal history, and eviction data, to verify your qualifications for certain tenant and/or landlord services and to bill you for these services.
JRealty will not share your personal information with any third parties without your consent, except as necessary to provide you with the services offered by us or to comply with the law. We may use your personal information to verify your identity, to check your qualifications, or to follow up with transactions initiated on the Site. We may also use your contact information to inform you of any changes to the Site, or to send you additional information about our Company.
(b) ANONYMOUS INFORMATION. Our Site servers and web-hosting provider(s) may use anonymous information to analyze our Site traffic, but we do not examine this information for individually identifying information. In addition, we may use anonymous IP addresses to help diagnose problems with our server, to administer our Site, or to display the content according to your preferences.
(c) USE OF COOKIES. We may use cookies to deliver content specific to your interests, to save your password so you don’t have to re-enter it each time you visit our Site, or for other purposes.
(d) SHARING OF PERSONAL INFORMATION. The Company shares certain categories of information we collect from you in the ways described in this Privacy Policy. For rental applications, we share all Personal Information provided by tenants with landlords and with other tenants listed on the application. We may also share relevant Personal Information, including contact data and financial data, with our business partners who assist us by performing core services (such as hosting, billing, fulfillment, data management, data storage and security) related to our operation of the Site.
Further, we may disclose your personal information to third parties to
∙ Comply with any court order or other legal obligation or process;
∙ Enforce or apply our Terms of Use and other agreements; and
∙ Protect the rights, property, or safety of our business, our clients, customers, employees, or others. This includes exchanging information with other companies and organizations for the purposes of fraud protection, information security, and other related matters.
