Find out What is Planned for Our City Center Residents

Thursday, November 28, 2019 7:00 PM - 8:30 PM Pioneer Centre 301 Jespersen Ave.  Spruce Grove, Alberta

Envisioning:

“The City Centre is envisioned as a hub of activity with a distinct identity that includes mixed uses, pedestrian orientation and a diverse and eclectic range of services. The plan provides guidance for the redevelopment of properties within the area, and identifies opportunities for supporting a lively, walkable, and diverse community.”

From the feedback we have received, there is agreement on the above statement from the Cities Open House announcement.  

Unanswered Questions

 

  1. Will there be Assisted Living and Extended Care housing for Seniors?
  2. Will there be affordable housing for low income residents?
  3. What will happen to Single Family Homes?
  4. Will Option 3 (see next page) be considered?



        Below are modified excerpts from last Month’s update.

Option 3 - Include Single Detached Dwellings a part of the ARP’s long-term plan:  This option would confirm single detached dwellings as the preferred land use for the existing R1 restricted areas. While possible, this approach would require the other residential lands in the city centre to be built at a higher density to 'make up' the reduced density and still achieve the EMRB density target of 100 du/nrha.  

Explore Option 3 as follows:

  1. Do a density study with options as to what densities would look like.
  2. Look at how a lower density area can facilitate higher densities around it. This already happens as people walk through this area from the surrounding apartments and condominiums.
  3. Consider the uniqueness of the area as each house is individually designed and represents the heritage of Spruce Grove.
  4. The current ARP does not look in detail to preserve our heritage.
  5. If higher density could be revisited in the future but the current City Centre lifestyle and history cannot be revisited.
  6. This option requires limited city investment and may be more beneficial to the City Centre than option # 1.
  7. Option 3 would allow for both “Urban Living” as proposed by the ARP as well as “City in the Country Living” (Also see Vision 2040 (City in the Country)

We still need Student Interns and Mentors:
