RULES FOR CARRYING OUT CONSTRUCTION WORKS
Permissions
All house constructions under Godrej Reserve Community would have to follow the approval process as set by Association:
- Approval of development plan showing the general arrangement of residential building and dimensions of plot earmarked to be submitted to Association prior to construction
- Approved plan from govt authorities need to be submitted to facility manager
- Parking has to be provisioned within the plot area
- A deposit of 50,000 INR per plot as a refundable security deposit to be made to association before commencement of work
FSI Guidelines & Setback Area
Only structure allowed as per Godrej Reserve Layout Plan are G+2 + Terrace ( For all FSI)
Below are the FSI guidelines for the Godrej Reserve Plot to be followed: \

The regulations governing minimum size of plot, maximum plot coverage, minimum front, rear and side setbacks, minimum road widths and maximum number of floors and height of structures are set out in Annexure-II appended to these regulations.
Exterior open spaces / setbacks for residential, commercial, public and semi-public, traffic and transportation, public utility buildings, above 10.00 meters in height need to follow a different setback area of >4.5M on all sides as per BIAAPA guidelines.
Electrical Load Capacity
The electrical load capacity at each plot is determined basis the sanctioned load capacity as per BESCOM approvals :

FAQ:
- Borewells are not permitted in each house
- Water for construction has to arranged from outside by the plot owner. No water supply will be provided by the association
- Prior Association signoff and 50,000 INR deposit has to be made as a preclearance.
Rules for construction
1.        The Plot Owners hereby undertake that they will strictly adhere to the following rules and regulations while carrying out works:-
a. In-case of any extra or heavy loading like battery rooms or large servers prior consent for such work shall be taken from developer and the structural consultant.
- The Plot Owners shall ensure cleanliness of their Plots and entrances.
- The Plot Owners shall also ensure that all the excess material which has not been used for the construction of their building and interior works shall be removed from the Layout and be disposed in the manner that is in the interest of the environment.
- Any damage that occurs to the Layout or any portion thereof due to the works by the Plot Owners and their contractors, they shall reimburse and rectify the damage at their cost and will be added to their monthly bills.
- The Plot Owners shall have to deposit Rs.50,000/- (Rupees Fifty Thousand Only) per Plot as a security deposit to the Association before starting work which shall be refunded after completion of work. Any damages / breakage to the Layout shall be debited from this amount. In case of any additional amount the Plot Owners and their contractors hereby agree to re-imburse the same.
- ID Cards must be worn at all times by workers, and supervisors. Contractors Supervisor/Engineer must be present at all times during execution of work, and the work will be stopped if labourers take up work without supervisor being present.
- Contractors, labourers and supervisor must enter attendance register and log check in and out timings in the diary of the security in charge every day. The Labourer shall be frisked at the time of entry and exit. Contractors must ensure that Insurance for Labour/Workman’s Compensation is in place as per rules of the State for the entire duration till completion. The Plot Owners hereby accept responsibility for the same.
- The labourers shall not be below 18 years of age.
- All works such as civil, electrical, plumbing taken up must conform to National Building Codes and laws of the land.
- Utmost care should be taken to see that only FRLS electrical cables are used having adequate load factor margin and that there are no extension joints for any appliances which may cause short circuits in the future. Junction boxes and Plug Tops for electrical points/connections should not be avoided at any cost.
- In case of works being executed on staging, safety belts must be worn at all times. Laborers are allowed to enter only the concerned Plots and shall not enter other Plots or premises. The Plot Owner and their contractors shall be responsible for any theft or damages and other any other misdemeanors by the labourers. The contractors’ labourer should not misbehave with the Layout staff and no bathing, cooking, washing or drying shall be allowed in the Layout premises for the labour or workmen. Contactor should make sure first aid kit is present while executing work to tend to their labourers.
- Contractors and their laborers are not permitted to smoke or chew tobacco anywhere in the Layout. Â
- Construction works will only be permitted Monday to Saturday from 9 AM to 6 PM. No work shall be taken up on Sundays or as may be decided from time to time.
- The Plot Owners shall pay Temporary Power and Water Charges shall be applicable and shall be levied fortnightly or monthly as per consumption. Hard Copy of the building plan, electrical and plumbing plan to be executed must be furnished to the President of the Association along with work schedule and approval should be taken prior to starting the work.
An undertaking to this effect must be reduced in writing and duly stamped and attested by the respective Plot Owners before commencing any construction works or modifications.
