You can use this form to select which options you would like applied to your properties:

We are pleased to announce that we are now offering $500 accidental damage protection for all direct bookings. There is no cost to you (the owner), as the fee will be charged to the guest at time of booking. There is no deductible (except on enhanced coverage) and the insurance is being offered through Rental Guardian which has a reputation for easy, no hassle claims. Even with the damage protection fee, the total is still less for the guest than booking through a third party service (like airbnb) and relying on their damage protection. This will also give us the ability to remove our current $500 damage deposit, which may translate into more bookings.

As an owner, we are also giving you the option to upgrade to additional coverage if you would like. This may be beneficial in larger properties, or those with more valuable contents. The fee will still be passed onto the guest, but if $500 in damage protection seems sufficient, no need to add on an additional charge to the guest.

Here are the options:

• S1 - $500
• S2 - $1500 (Additional $10)
• S3 - $3000 (Additional $20)
• S4 - $5000 (Additional $30)

Enhanced coverage - $1M in Host Liability/$15K in Bed Bug coverage

• May be added to any of the tiers (Additional $10)

• Enhanced Coverage (EDRP) adds an additional layer of owner protection beyond the accidental damage coverage above.
• There is no deductible for contents; however the minimum contents claim amount is $25.
• The owner-liability section deductible is $5,000.
• The Bed Bug section deductible is $100.
• The program is occupancy-based and only provides protection while the unit is rented and it is not intended to replace normal homeowners insurance.

A few things to note…

• Damage protection doesn’t cover any wear and tear items and it specifically does not include linens
• It only covers accidental damage. If the guest commits intentional damage, such as vandalism that is not covered.
• It does not cover any fines or fees, so you may prefer to have us keep a security deposit for something like that.
• Unless you tell us otherwise, we will NOT be adding the damage protection to third party bookings (like Airbnb/VRBO). If you are uncomfortable relying on airbnb or some other platform, we can also add on the protection to those bookings and the cost will be passed onto the guest as a “resort fee.” If you would like more information on this, I’m happy to share my thoughts and experiences.

One last thing…

As a property owner myself, I don’t want you to be worried or alarmed by any of this. In the past 10 years and hosting thousands of guests, I can count on one hand the number of times we’ve had to deal with guests damaging or breaking something, and most of the time guests are more than willing to simply pay for something if they break it. Yes it does happen sometimes, and it sucks when it does, but thankfully these things tend to be few and far between and we do have options to cover us if and when they do.
