Main Drain Cleanout

This cleanout is located in the middle of the building in the backyard.
Not sure if this cleanout is for the entire building.
There might be another drain cleanout well close to the street? We need the plumber to look into.
52 Cleveland U4
- Location: U4 is the only two bedroom unit and located at the first one on the second floor.
- Slow drain in bathroom vanity => pending
- Slow drain in bathroom tub => pending
- Bathroom shower handle is loose and may need to be replaced.
- Bathtub seems to be sinking => Please check. If the bathtub is salvageable, please do some clean up and caulking
- Surrounding area of the toilet base is soft. There might be potential water damage underneath the toilet. Please remove the toilet and check the subfloor. Then reset the toilet.
- The water pressure is weak in the kitchen sink

- Location: the third unit on the second floor
- Slow drain in kitchen
- Slow drain in bathroom

- Location: U1 is right below U4, the first unit on the first floor
- Plumbing Drain seems be ok
- However water pressure is very low
- The drywall is soft in the bathroom => might be caused by a potential leak from upstairs bathtub or toilet in U4.

- Location: U2 is right below U5, the second unit on the first floor
- Plumbing Drain is slow in the toilet
- Kitchen sink needs a new faucet

- But bathroom tubs remain clogged in U5 and U6 and U3

- Cleaned bathroom vanity drain and bathtub drain in U1, U4
- But bathroom tubs remain clogged in U5 and U6
- Investigate drain pipe in the crawl space

- Unclogged Bathtub drain in U3,U5,and U6 => This is major achievement

This is the access to the crawl space from U3 backyard
The bathtub clogged was major and difficult and persistent problems.
Finally resolved after the piping work done in the crawl space.

The plumbing was another major nightmare at 52 Cleveland.
Every apartment unit was more and less clogged.
It took four days to solve every problem.
We should be in a good state now.

Also some learning curve to learn more about this building.
These tenants were also very tolerant. They have been living in this condition without too many complaints.
I guess that they got used to it. We made a major change that we care about the property and we will expect the tenants will do the same.
This is just initial step. There are still lot of work to be done.
For U4, there is a major water damage. The bathtub may sink any time soon. We plan to renovate this bathroom. The. refrigerator is too old and has mold. We need to change as well.
This is just update on plumbing. I have more news and update for you in the next email thread.
For now I want you to join me to enjoy to celebrate this moment with a huge relief in this big urgent uninhabitable issue.
Follow up:
U4: Needs to replace garbage disposal in unit 4
U5: Tested shower pressure; shower head was good, ** but tub spout pressure was weak. U5: Recommended replacing the valve, which requires removing tile and sheetrock to access the valve.
- Unit 5:
- Decide on replacing the valve to fix the weak tub spout pressure and schedule the necessary tile and sheetrock removal if really necessary.
