California Historical Resource Status Codes  

A California Historical Resources Status Code should be entered in the "NRHP Status  Code" field in the header of the Primary Record when an evaluation of a historical  resource is completed. These codes were created by the California State Office of  Historic Preservation and have been recently updated to include codes for properties  eligible for or listed on the California Register of Historical Resources.  

Be sure to read the entire list before deciding which code to use. Take special care that  evaluations for historic districts and their components fit together properly. Note that  districts themselves are given "S" ratings, while contributors receive "D" ratings. Thus, a  historic district judged eligible for the National Register is rated "3S," but the district's  contributors are rated "3D." Similarly, a historic district judged eligible for the California  Register is rated "3CS," but the district’s contributors are rated "3CD."

P3a. Description: (Describe resource and its major elements. Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in 1895, the Holy Ghost Chapel was built in a Vernacular Victorian architectural style. The rectangular shaped building features a moderately pitched front gabled roof with enclosed eaves. The front, south elevation is asymmetrically designed and contains a centrally located front entrance flanked on each side by a single-hung window with a multi-pane sash. A fanlight is present above the entry door and the entire entrance is framed with wood molding. Similar molding surrounds the two single-hung windows on teh front facade. An arched ventilation opening surrounded by similar wood trim is centered in the gable above the front door and appears to be in-filled with horizontal wood slats. A Wooden appliqué "1889" is attached to the south façade between the entrance and gable vent commemorating the establishment of the site as a Portuguese Religious and Community Center. Exterior building materials consist of horizontal wood siding for the exterior walls and composition shingle roofing. Overall, the exterior of the building appears to be in good condition.

The IDES Hall is a large cross-gabled building located directly east of the Holy Ghost Chapel. The building features simple horizontal wood siding and composition shingle roofing. Very few windows are present around the perimeter of the building. The Holy Ghost Chapel and IDES Hall complex is located on the Northeast corner of the intersection of Antonio and Alvarado Streets.

The Holy Ghost Chapel and IDES Hall complex is designated as City of San Leandro Historic Site # 9, and is identified as State Point of Historical Interest # 35 in Alameda County. The complex is listed as a “3S” on the California State Office of Historic Preservation’s Historic Property Data File for Alameda County, which means that the complex was determined to be potentially eligible for inclusion on the National Register of Historic Places.

The Holy Ghost Chapel and IDES Hall complex maintains local significance as the first Holy Ghost Festival site in California. This historic traditional cultural property has served as a place of prayer for Portuguese settlers in San Leandro, and as an annual celebration and festival site from 1895 to the present.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in approximately 1930, the Veteran’s Memorial Building was designed in the Spanish Eclectic architectural style and has a linear “T” shaped plan that fronts the west side of the 1100 Block of Bancroft Avenue. The building exhibits classical proportions and is divided into three symmetrical sections comprised of a vertical center section flanked by a horizontal wing on each side. The center bay is divided vertically by three full-height arches flanked by pilasters with ornamental crowns. The single-story wings are side gabled with a single front gabled projecting bay. Exterior building materials consist of stucco-on-lath for the exterior walls and red spanish roofing tiles. Fenestration along the east elevation consists of horizontally aligned wood framed multi-pane sash windows with fanlights, double doors featuring a single fixed glass pane with an upper transom, and decorative stucco vents. Overall, the exterior of the Veteran’s Memorial Building appears to be in good condition.

The Veterans Memorial Building was likely constructed in the early 1930s as part of President Roosevelt’s New Deal Program under the direction of the Works Progress Administration (created in 1935 by executive order 7034). The building has continuously served as the Veterans Memorial Building from the 1930s to the present and is an example of the WPA presence in San Leandro. The Veterans Memorial Building is also significant in San Leandro history for its use as a civic space for veterans returing from military service and as a commemorative monument to those who did not survive their military service. Lastly, the building appears locally significant as an example of public building designed in the Spanish Eclectic architectural style.

Include design, materials, condition, alterations, size, setting, and boundaries) The Cecilia Court Bungalows are single-story single-family Craftsman vernacular bungalows primarily sited on Cecilia Court, a private drive located off of Chumalia Street directly adjacent to San Leandro Creek. Individual construction of the bungalows originally began sometime after 1918, and each building appears to have been constructed on an individual basis, although by a single property owner. The character defining features of the bungalows include low-pitched hipped roofs with an asymmetrically placed low-pitched gabled front porch roof, attached single-car garages, wood framed multi-pane sash windows, and front porches featuring semi-elliptical openings, applique on the porch walls featuring a variety of geometric shapes, triangular knee braces, and stepped corner brackets.

Cecilia Court is a linear private drive approximately one block in length that terminates before reaching San Leandro Creek. It is comprised of approximately 18 identical hipped roof bungalows with asymmetrically placed front porches, and 1 symmetrically designed bungalow with a side gabled roof and a centered front porch. The single bungalow is located at the “U” in the Court. The layout of the bungalow court is symmetrical in design with the individual bungalows evenly spaced along Cecilia Court terminating at a “U.” Two fluted metal streetlights are placed at the entrance to Cecilia Court on Chumalia Street, and are considered to be among the character defining features of the bungalow court. Hard streetscape elements comprise the court including 4 street islands bordered by concrete, and simple shrubs and bushes.

The Cecilia Bungalow Court is the only known bungalow court in San Leandro, and the buildings appear to be well maintained and under a single property owner. Bungalow courts became popular housing choices for Californians immediately after World War I, and throughout the 1920’s bungalow courts segmented the housing market throughout California, and were often located along a transit route.

The Cecilia Bungalow Court is an excellent, intact, example of a California bungalow court and appears eligible for inclusion at the local level on the National Register of Historic Places.

Include design, materials, condition, alterations, size, setting, and boundaries) The Little Brown Church is located on the east side of the 1200 Block of Clarke Street and is setback deep on a lot behind the National Register listed Casa Peralta (identified as 384 West Estudillo Avenue). The approximate 12’ x 16’ building has a rectangular shaped plan with a side gabled roof and an asymmetrical front façade. The entrance is located at the northwest corner and fenestration on the west elevation consists of two arched stained glass windows with decorative wood trim and drip molding. Exterior building materials include horizontal wood siding for the exterior walls and composition shingle roofing. A small gabled roof over the entrance creates a partial porch area, and the front yard of the building is partially enclosed by a white picket fence. The interior of the Little Brown Church contains the original pews and other interior details original to the old Sunday School building. Overall the exterior of the building appears to be in fair to good condition.

Originally constructed in 1880 as a wing of the First Presbyterian Church, the Little Brown Church is significant for its use as one of the earliest religious facilities in San Leandro. In addition, the building is representative of vernacular construction for religious buildings. In its current condition, the Little Brown Church articulates the sense and feel of an 1880s vernacular church building.

In June of 1864, Reverend James McKinley Alexander arrived in San Leandro and began organizing for the formation of regular Presbyterian services in the area. With support from the community, Reverend Alexander began to officiate Presbyterian services in the newly formed "San Leandro and San Lorenzo Church." The joint church was originally comprised of approximately twenty-members, and the first official service was held on April 12, 1866.

For several months, services were held in buildings throughout San Leandro including the Methodist Church, the Court House, the Union School, and various private residences. On September 9, 1866, a committee was formed to supervise find-raising activities to finance the construction of a church building. Located on the northwest corner of the intersection of Clarke Street and Hepburn Avenue (present-day West Joaquin Avenue), the First Presbyterian Church building was dedicated on April 28, 1867. It was the third church building to be erected in San Leandro. The building's nickname, "Little Brown Church," was derived from its small size and brown wood walls. A wing was added to the Little Brown Church in 1880, and was used as a parlor and Sunday school room.

In 1935 the main church building was relocated to the east side of San Leandro near Fairmont Hospital, and ultimately in the 1960s the building was demolished as part of the 580-freeway construction project. Upon demolition of the main church building, the remaining wing became known as the "Little Brown Church." The wing was not relocated with the main building in 1935 and remained at its original location on the 1300 Block of Clarke Street until 1970, when the building was deeded to the San Leandro Historical Society, and relocated to the 1200 Block of Clarke Street on a lot behind Casa Peralta.

Since 1970, the Little Brown Church has been used as a meeting place for the San Leandro Historical Society.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in the early 1870's, the 1315 Clarke Street residence was designed in an Italianate architectural style. The rectangular shaped building features a moderately pitched, front gabled roof with paired brackets located in the rake and eaves. A single story entry porch is located on the front, east elevation. The entrance contains a single-door with an upper fanlight surrounded by wood molding. The small, squared porch is typical to the Italianate style and features two squared posts with beveled corners. A bay window with similar ornamentation is located on the ground floor directly adjacent to the porch. The second floor of the east façade contains two aligned single-hung sash windows with bracketed pediments above. The north elevation features a two-story squared projecting bay with a lower cross gabled roof that contains the same bracketed eave pattern, and a partial-length porch with Victorian spindlework detailing is present at the Northwest corner of the residence. Exterior building materials consist of horizontal wood siding for the exterior walls, and asphalt shingle roofing. The residence and its ancillary structures are located on the southwest corner of the intersection of West Estudillo Avenue and Clarke Street and comprise three city lots.

The 1315 Clarke Street residence is designated as site # 4 on the City of San Leandro Historic Sites Register, and is a State Point of Historical Interest for Alameda County (Ala-14). The building is listed as a "3S" on the California State Office of Historic Preservation's Historic Property Data File for Alameda County, which means that the property appears eligible for separate listing on the National Register of Historic Places.

The residence is considered significant for its association with Daniel Best, inventor of the first gas powered tractor and owner of the Daniel Best Agricultural Works (1886-1892), and the Best Manufacturing Company (1893-1908). In addition to his notable inventions, San Leandro historians also credit Daniel Best for creating the first sustained payroll in the city, and for his civic contributions including financing the construction of the First National Bank building in San Leandro. The building was aptly christened as the "Best Building," and is considered a prominent landmark in Downtown San Leandro.

The 1315 Clarke Street residence was originally constructed sometime in the late 1870s, by property owner Joseph Demont. 1860 Federal Census records from Eden Township in Alameda County disclose that Demont was a 43 year old farmer from New York, and at the time of census, he was listed as owning real estate valued at $6,000 and having a personal value of $3,000. The 1860 census also lists 42 year old Alice A. Demont and 14 year old George Demont, most likely Joseph Demont's wife and son. Joseph and Alzina [sic] Demont are listed in the 1870 census records for Eden Township. At the time of census, both were listed as 53 years old, with Joseph working as a farmer and Alzina as keeping house. Demont is listed as owning real estate valued at $30,000 and having a personal value of $3,000.

The Demont's maintained residency in the 1315 Clarke Street residence until 1886, when the property was sold to inventor and entrepreneur Daniel Best. Noted for his inventions in the field of agriculture, Daniels Best's greatest achievement was the invention and successful manufacturing of the first gas-powered tractor, which he produced and exported around the world through his company the Daniel Best Agricultural Works, later renamed the Best Manufacturing Company.

Sanborn Fire Insurance Maps for San Leandro reveal a record of land use for the 1315 Clarke Street from March 1885, when the first Sanborn was published for the city. The residence is delineated on Block 20 of the original San Leandro town site, located on the southwest corner of the intersection of Clark and Ward Streets (present-day Clarke Street and West Estudillo Avenue).

Building permit applications on file with the City of San Leandro Building Department disclose past alterations to the 1315 Clarke Street residence include: ;repairs to the rear carriage house and replacement of dry-rot wood on residence front porch (permit # 864238, issued December 23, 1986); conversion of the residence into a bed and breakfast inn (permit # 870324, issued February 4, 1987); the addition of a handicap bathroom to the rear carriage house (permit # 880714, issued March 16, 1988); remodel of the rear spa house and construction of a wind screen patio (permit # 880111, issued January 15, 1988); and lastly, coversion of the home into a “congregate residence” (permit # BA970934, issued June 3, 1998).

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in 1898, this single-story Vernacular Victorican building features architectural elements reminiscent of the early Gothic, Italianate, and Folk Victorian styles popular during the Victorian period. The building was relocated to the site and in its current configuration features a general rectangular shaped plan with a moderately-pitched side gabled roof, a wide eave overhang with simple wood brackets around the perimeter of the roofline and hipped roof edges that extend out from the principal roof section. Exterior building materials consist of horizontal wood siding for the exterior walls, and composition roofing. Fenestration consists of aligned, vertically placed and rectangular shaped metal sash windows, sash patterns vary between single-and-multi-pane. Vertical wood boards painted brown are affixed to the exterior walls that serve as window and door trim around the building, and help to elongate the vertical appearance of the building.

The historic train station is sited on the edge of Thrasher Park, a city owned park and recreation center, and is located directly north of the City of San Leandro Orchard Street Neighborhood Historic District. The building serves as an historic railway museum, and overall, appears to be in good condition.

The Southern Pacific Railroad Company Depot is designated as City of San Leandro Historic Site # 7, and is identified as State of California Point of Historical Interest # 19 in Alameda County. The historic depot building is listed as a “2S2” on the California State Office of Historic Preservation’s Historic Property Data File for Alameda County, which means that the property has been determined eligible for separate listing in the National Register of Historic Places through a consensus determination by a federal agency and the State Historic Preservation Officer.

The building is significant for its use as the Southern Pacific Railroad Company’s freight station and depot. In addition, the building served as a passenger depot from 1898, when the building was originally constructed, through c.1945, at the end of World War II. The railroad was a major transport method of goods and people throughout California and the Bay Area, and prior to the widespread popularity of the automobile, the railroad was a popular transit choice for residents of San Leandro and the surrounding San Francisco Bay Area.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in approximately 1890, this vernacular false-front building has a rectangular shaped plan and features a front gabled roof with a gabled false front. The front gabled vestibule appended to the front facade was constructed sometime between 1911 and 1916. Exterior building materials consist of horizontal wood siding for the exterior walls and composition shingle roofing, with a wooden bracketed cornice, wood stickwork gable details, and wood finials on both gable peaks. Fenestration on the west facade consists of three semi-arched aligned window and door openings, with the two full windows featuring a multi-pane metal or wood sash pattern, and the side entry door featuring a large fanlight window with the same sash pattern. A small rectangular double-hung wood sash window is located on the west vestibule wall, and the entrance, located on the south facade, features a set of double doors.

Overall, the exterior of the building appears to be in good condition.

The Little Schul Synagogue is designated as City of San Leandro Historic Site # 8, and is identified as State of California Point of Historical Interest # 9 in Alameda County. The historic synagogue is listed as a “3S” on the California State Office of Historic Preservation’s Historic Property Data File for Alameda County, which means that the property was determined to be potentially eligible for inclusion on the National Register of Historic Places.

The historic synagogue maintains local significance as the first Jewish synagogue in San Leandro and possibly Alameda County. The building was originally located within the boundaries of the East San Leandro subdivision, and in 1889, the San Leandro Hebrew Congregation purchased the original building site located at 59 Chumalia Street in order to construct the synogogue which was called Temple Beth Sholom. The San Leandro Hebrew Congregation was founded in 1886, and was incorporated by the State of California in 1889. Temple Beth served as the primary synagogue for the East Bay area and the San Leandro Hebrew Congregation until the congregation moved to the newly constructed synagogue on Dolores Avenue in 1953. At that time the San Leandro Hebrew Congregation officially changed its name to Temple Beth Sholom.

The original synagogue building was relocated to its present location in 1970 and was restored using funds donated by Temple Beth members.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed between approximately 1910-1915, this single-story single-family residence exemplifies Craftsman architecture and construction. Located at the northwest corner of the intersection of Dutton Avenue and Merle Court, the building has a general rectangular shaped plan with a wraparound porch, and a low-pitched cross gabled roof with wide bracketed eaves, triangular knee braces, and extended rafter ends. The porch features low wood balustrades between sloping columns atop wide stone piers, and an exposed stone chimney on the south elevation. Fenestration consists of rectangular wood framed single-or double-hung wood sash windows in varying sizes, and the front entrance appears to be sited at the southeast corner. Exterior building materials consist of horizintal wood siding for the exterior walls, stones for the chimneys and porch piers, wood trim and stickwork detailing around the windows and in the gables, and stucco for the short battered porch columns. Located on a large corner lot, the home is surrounded by a lawn with a narrow path that forks off to the front porch and backyard. The backyard is partially enclosed with a white picket fence and appears to contain a small garden. Overall, the exterior of the residence appears to be in excellent condition.

Originally constructed between approximately 1910-1915, the 792 Dutton Avenue residence first appears on the 1917 Sanborn Fire Insurance Map publication for San Leandro. The property was identified as 792 Dutton Avenue, and has the same configuration as that delineated on the 1917 map. Located at the northwest corner of the intersection of Merle Court and Dutton Avenue, the property was the first developed on the block.

The residence appears significant as an example of Craftsman architecture and construction, and in its current condition, articulates a historic feel of the garden style subdivisions that were developed in San Leandro in the early part of the Twentieth Century.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in 1909-1910, this two-story, Two-Part Commercial Block building was constructed in a Beaux Arts architectural style. The building is horizontally divided with a mid-level cornice and features a low parapet wall with a clock inset in the center section of the parapet. Exterior building materials consist of white terracota for the walls and rolled composition roofing. The building features classical Beaux Arts detail and ornamentation. Although the ground floor of the building has been slightly altered as different tenants occupy the space, the original lines and fenestration remain intact. The ground floor contains approximately five arched openings, with one placed at each end and three at the central corner entrance; a series of glazed windows recessed into the facade are located between the arches; and the upper floor windows are individually placed and horizontally aligned. Overall, the exterior of the building appears to be in good condition.

The Daniel Best building is located on the southeast corner of the intersection of East 14th Street and Estudillo Avenue.

Originally constructed in 1909-1910 by industrialist, inventor, and entrepreneur Daniel Best, the 1300 East 14th Street building was constructed on the southeast corner of the intersection of East 14th Street and Estudillo Avenue, and is located within the boundaries of the Estudillo Tract (filed January 1876). Best, inventor of the first gas powered tractor and owner of the Daniel Best Agricultural Works (1886-1892), and the Best Manufacturing Company (1893-1908) is credited by San Leandro historians for creating the first sustained payroll in the city, and for his civic contributions including financing the construction of the First National Bank building in San Leandro, that was aptly christened as the "Best Building."

Building permit applications on file with the Building Division of the City of San Leandro Development Services Department disclose that the 1300 East 14th Street building was slated for redevelopment in the late 1970s, however, the building was spared and instead added to the local historic sites register.

The building features Classical facade elements including a wide ornamental bracketed cornice that spans along the two street-facing facades, and a heavy formal arched entrance on the south elevation. The building is divided horizontally by a cornice and belting above the ground floor shops. Exterior building materials consist of buff colored brick the for street-facing exterior walls, and most likely tar and gravel or rolled composition roofing. Fenestration consists of groundfloor storefront windows and shop entrances, with vertically aligned wood framed fixed, or single-or-double-hung wood sash windows on the two upper levels.

Include design, materials, condition, alterations, size, setting, and boundaries) The Eden Center Sign is a linear, triangular shaped, vertically hung Streamline Modern style neon sign that dates to approximately 1940-1950. All the elements of the sign appear to be original and include raised large font lettering displaying the word “CENTER” on the north and south sides; a top triangular portion projecting horizontally that features painted cursive lettering displaying the word “EDEN” with neon bulbs mimicking the lettering; and painted lines with linear neon bulbs that wrap around the sign and are located at the base and top of the sign. Overall, the sign appears to be in good condition, however, it is unknown if the neon components are currently working and in operation.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in approximately 1946, this single-story Streamline Modern commercial building is located at the southeast corner of the intersection of East 14th Street and 148th Avenue. The rounded corner design of the building is classic streamline style and the two street-facing facades of the building feature a centrally placed double entry door with metal frames and crash handles; a maroon tile kickplate below metal framed storefront windows; a rounded metal cornice with the lower portion painted maroon capped by exposed metal; large font lettering placed upright on the cornice displaying the word “DRAPERIES;” and larger font cursive style lettering above displaying the words “BEAUTI PLEAT.” Both signs appear to be made of plastic (typical to the Streamline Modern commercial style), and are maroon in color.

The Beauti Pleat Draperies building is directly adjacent to the Streamline Modern Bal Theatre, and together the buildings serve as notable visual landmarks on East 14th Street.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in 1945-1946, the Bal Theatre opened for business on July 1, 1946. The historic theatre was designed in a Modern Streamline architectural style, and has a general rectangular shaped plan with an exaggerated front facade that extends beyond the principal building walls. The west elevation of the building has metal framed storefront display windows set above a maroon tile kickplate, and three double entry doors centrally placed on the facade, with a metal marquee prominently located above the entrance and flanked on each side by a cornice set immediately below the marquee. Prominent Bal Theatre signage is displayed in the center of the building and atop the stepped roof parapet. Exterior building materials consist of metal for the marquee, cornice, and signage elements, and concrete walls. The front facade of the Bal Theatre appears to have undergone past alterations, and seems to be missing some original design elements where the yellow wall portions are located. Overall the exterior of the building appears to be in fair condition.

P3a. Description: (Describe resource and its major elements. Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in approximately 1910-1915, this two-story single-family residence was built in a Colonial Revival architectural style. The building has a general rectangular shaped plan and features a moderately pitched hipped roof with wide eaves and a full length front porch on the North elevation. The entrance to the residence is recessed into the front porch and contains a wooden door with a single fixed glass pane. Four wooden steps ascend to the front porch area, and the porch is supported by a series of Tuscan columns. Exterior building materials consist of horizontal wood siding for the exterior walls, and composition roofing. Two red brick chimneys are present on the south and west rooflines. Fenestration consists of single-or-double-hung wood sash windows around the perimeter of the residence, and a single horizontally placed oval window is centrally located on the second floor of the front, north elevation. A large front lawn borders the property’s northern boundary, and overall the residence appears to be in good condition.

Historical research reveals that the 659 Estudillo Avenue residence was originally constructed between approximately 1910-1915, and first appears on Sanborn Fire Insurance Maps for San Leandro in 1917. Prior to the construction of the 659 Estudillo Avenue residence, the property was used as orchard land, and is delineated as such on a 1911 Sanborn Fire Insurance Map for the area. An incremental review of San Leandro City Directories discloses that past residents of 659 Estudillo Avenue include: property owners A.W. & Katherine Sweasey (1924 through at least 1940), property owner Lee Marchand and Stuart Richardson (1946), Lee Marchand (1948), Lee Marchand and Marino Bernadini (1951), Lee Marchand, Gilbert L. Glynn, and Mrs. Sidney Strand (1953-1954), Lee Marchand and Ewart A. Wood (1955), and Lee Marchand (1956 through at least 1965).

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in approximately 1890, this two-story, single-family residence was built in an Italianate architectural style and features a moderately pitched front gabled roof with a chimney at the northwest eave wall. The front, street-facing elevation features a full-length porch along the ground floor with a three-quarter length hipped and crested roof, with a small one-quarter-length gabled roof section. Exterior building materials consist of horizontal wood siding with corner quoins for the exterior walls and composition shingle roofing. Fenestration consists of single-or-double-hung sash windows around the perimeter of the building. The second story windows on the north façade are hooded with ornamental pediments and all other windows on the building are framed with wood molding. Overall, the exterior of the building appears to be in good condition.

Include design, materials, condition, alterations, size, setting, and boundaries) This single-story, single-family residence was constructed in a Vernacular Folk style. Features of the building include a moderately pitched side-gabled roof with boxed eaves. The front, west elevation is asymmetrical in design and features a small front entry porch centrally located on the façade and flanked on each side by a single-hung window framed by wood molding with a bracketed pediment above. Ornamental shutters are affixed to both sides of each window. The south elevation contains two similar windows, and a side entrance into the building located at the southeast corner of the building. Exterior building materials consist of horizontal wood siding for the exterior walls and composition shingle roofing. Overall, the exterior of the residence appears to be in good condition.

The 1106 Hyde Street residence is currently listed on the City of San Leandro Historic Sites Register (# 5), and is a State Point of Historical Interest for Alameda County (ALA-15). The building is listed is a "3S" on the California State Office of Historic Preservation's Historic Property Data File, which means that the property appears eligible for separate listing on the National Register of Historic Places.

Constructed in 1875 within the boundaries of the East San Leandro subdivision, the building is one of the few remaining examples representative of the early period of development in that area of the city. The 1106 Hyde Street residence is also significant for its association with Manuel Garcia, an early Portuguese settler of San Leandro. Garcia constructed the home and maintained residency there with his wife Mary until his death. Mary J. Garcia, Manuel's widow, maintained residency until her death in 1938. Manuel Garcia is reported to be San Leandro's first dentist, and an early city entrepreneur whose business endeavors included farming, banking, and owning a barbershop.

Originally constructed in approximately 1875, the 1106 Hyde Street residence was constructed at the southeast corner of the intersection of Hyde Street and Chumalia Street on the northern half of Lots 11 and 12, Block 5 of the East San Leandro subdivision.

A review of Sanborn Fire Insurance Maps for the property reveal a record of land use from at least 1885, when the first Sanborn was published for San Leandro. This is consistent with the original 1875 construction date of the residence. The March 1885 map delineated a building on the southeast corner of the intersection of Chumalia and Hyde, identified as 23 Hyde. The building has a general rectangular shaped plan with a narrow room at the rear of the residence fronting Chumalia Street and is labeled "Dwg," indicating its use as a dwelling. The configuration and identifiers delineated on the July/August 1890 map is identical to the 1885 Sanborn map.

The April 1898 Sanborn Fire Insurance map delineated the boundaries of the present-day 1106 Hyde Street property as the northern half of Lots 11 and 12, with the corresponding addresses identified as 22 and 23 Hyde Street. The map does not depict any buildings or structures identified as 22 Hyde Street, rather the address was provided for the undeveloped lot that served as yard space for 23 Hyde. By 1898, the 23 Hyde Street residence had undergone some modifications, with the addition of a framed entry porch, centered along the front façade. A framed porch was also depicted as being added onto the southeast corner of the residence, attached to the south side of the narrow room fronting Chumalia Street. The 1898 map depicts an ancillary building located within the boundaries of the Hyde Street residence on the northeast corner of the property and identified as "2 Chumalia."

The January 1907 Sanborn Fire Insurance map for the Hyde Street residence reveals that by 1907, the building was identified as 102 Hyde Street, and the rear porch addition had been extended out beyond the southeast corner wall. In addition, the rear ancillary building was assigned an address of 102 ½ Hyde Street. It also had undergone modification in the form of a full-length, framed porch located on the west façade. The configuration and identifiers of the two buildings delineated on the March 1911 map are identical to the 1907 Sanborn map.

The April 1917 Sanborn Fire Insurance map depicts the Hyde Street residence as having undergone a change in address by 1917, and identified the building as 1106 Hyde Street. A rear room addition to the east exterior wall (fronting Chumalia Street) of the residence is outlined on the map. In addition, the rear building previously identified as 102 ½ Hyde Street appears to have been relocated from its original location to the southeastern corner of the property. Corresponding to the change in address for the 1106 Hyde Street residence, the address of the rear building was changed to 1106 ½ Hyde Street.

The June 1928 Sanborn Fire Insurance map for the Hyde Street property reveals that by 1928, the address of the residence had changed from 1106 to 1100 Hyde Street. A new dwelling located on the eastern edge of the property is illustrated on the map and is identified as 121 Chumalia Street. The rear building previously identified as 1106 ½ Hyde Street was demolished or relocated for the construction of the new dwelling. The 1928 Sanborn does depict an ancillary building with a similar footprint on the western half of the property located between the two dwellings. The structure is not labeled with an address. The 1950 Sanborn Fire Insurance map reveals a change in address for the Hyde Street residence back to 1106 Hyde Street. The configuration of the 1106 Hyde Street residence, ancillary building, and the 121 Chumalia Street residence are consistent with that delineated on the 1928 Sanborn.

Building permit applications on file with the Building Division of the City of San Leandro Development Services Department reveal that the 1106 Hyde Street residence had been converted into a duplex in the past (date unknown), and in March 2000, a permit was issued to property owner Marjorie M. Hosmer of San Leandro in order to reconvert the duplex into a single-family dwelling. Additionally, a second permit was issued in March 2000 for the removal and replacement roofing materials. In April 2000, City of San Leandro Building Permit BLD2000-00834 was issued to property owner Barbara Fields of Castro Valley in order to make repairs to the building's foundation.

An incremental review of San Leandro City Directories discloses past occupants of the 1106 Hyde Street residence include: owner Mrs. Mary J. Garcia (widow of Manuel Garcia, for whom the home was built), 1924-1938; owners Nick & Merle Makis (and members of the Makis family), 1940-1948; owners Walter & Valborg Gustafson, 1951; James A. & Mary Olson, 1953-1955; Robert D. & Jean L. McCrindle (1956); Rodrigo, Raquel, & Guillermina Cavazos, 1959; Mrs. Jessie Flanigan, 1962; and Carlos & Margie Ramas, 1965.

Include design, materials, condition, alterations, size, setting, and boundaries) Originally constructed in 1860, this single-story building is located at the southwest corner of the intersection of Lafayette Avenue and Leo Avenue in the San Leandro’s Best Manor subdivision. The Italianate style building is considered to be the the first brick home in San Leandro and was originally constructed as a residence for Ygancio Peralta, son of San Francisco Presidio Corporal and Spanish land grant holder Don Luis Maria Peralta. The building was modified in 1875 with a large rear room addition, and again in the mid-1920s with the addition of a Spanish Revival portico on the east elevation. In its current configuration, the building has a general rectangular shaped plan, and is comprised of two portions that reflect the past modifications to the principal residence. The first section of the building consists of the original residence with the portico addition, and features a moderately-pitched pyramidal hipped roof with bracketed eaves, four red brick chimneys, single-or-double-hung wood sash windows with wood surrounds, and a partially enclosed porch with a separate shed roof. Exterior building materials consist of composition roofing, stucco siding over the original brick exterior walls, wood brackets, and Spanish tiles for the portico. The second portion of the building consists of the rear room added to the residence in 1875. It has a general rectangular shaped plan and features a moderately-pitched simple hipped roof with bracketed eaves, horizontal wood siding, and single-or-double-hung wood sash windows with decorative crown and wood surrounds. Overall, the exterior of the building appears to be in good condition.

The Peralta Home was formally listed on the National Register of Historic Places on November 22, 1968. The property is also included on the California Register of Historical Resources, and is identified as State Historic Landmark # 285.

The Peralta Home is significant for its association with Ygnacio Peralta, son of San Francisco Presidio Corporal and Spanish land grant holder Don Luis Maria Peralta. Don Peralta granted a section of his Spanish land grant, known as Rancho San Antonio, to his son Ygnacio in 1842, and by 1860 Ygancio’s son-in-law, American William P. Toler had constructed the red brick residence as a family home for Ygnacio and the Peralta family. The entire Peralta family is considered historically significant as early Spanish settlers of the Northern California region. The Peralta Home is also considered significant as the first known brick dwelling in Alameda County, and for its fine interior ornamentation, both original from the Peralta family, and added by the Peachy family, the second owners of the residence.

The historic interiors of the building are included as part of the National Register designation.

The building has a general square shaped plan and features a low-pitched equilateral hipped roof with metal cresting at the peak, and wide bracketed eaves around the perimeter. The north, front elevation is asymmetrically designed and features a tri-partite bay at the northwest corner of the ground floor, the front entrance at the northeast corner of the ground floor, one double-or-single-hung wood sash window at the northeast corner of the second floor, and a pair of single-or-double-hung-wood sash windows at the northwest corner of the second floor. The bay contains similar fenestration and features a bracketed cornice, and the front entrance to the residence features an upper transom shaded by a bracketed hood above. Exterior building materials consist of horizontal wood siding for the exterior walls, and composition shingle roofing. The center is located on Pelton Center Way bounded by East 14th Street to the east, the north side of Palm Drive to the south, Washington Avenue to the west, and the south side of Juana Avenue to the north. It consists of two principal building portions divided by an interior through street used for both automobile and pedestrian access. The character defining features of Pelton Center include a large blade sign with “Pelton Plaza” lettering, two-story commercial spaces fronting East 14th Street, single-story interior commercial spaces, painted concrete block walls either exposed or covered with horizontal wood siding, glazed storefront windows, red spanish tile roofing, uniform signage, gabled and hipped rooflines with wide eaves enclosed with wood trim painted green, regularly placed supportive metal or concrete posts painted red, regularly placed glass streetlights with a fluted metal base and a slender metal shaft, and lastly perpendicular and parallel parking spaces located in front of the individual commercial spaces. Overall, the exterior of the shopping center appears to be in good condition.

Originally known as Pelton Plaza, and today referred to as Pelton Center, this grouping of commercial buildings and historic signage appears locally significant as an example of an early modern open-air shopping center. Financed by San Leandro real estate developer Allen Pelton Junior, Pelton Plaza opened for business in approximately 1948-1949, and reflecting the increased reliance and popularity of the automobile,

Pelton Plaza was designed with a thru-street for automobiles and pedestrians replete with automobile parking spaces set parallel and perpendicular to the commercial storefronts. The second floor of the open-air shopping center currently contains office space and likely served as the original second floor use.

Include design, materials, condition, alterations, size, setting, and boundaries) The Casa Peralta compound is located on the northeast corner of the intersection of West Estudillo Avenue and Clarke Street, and is comprised of a two-story residence connected to a four story tower, landscaped garden elements, tiled decorative fountains, and a formal gated front entrance on the south side of the property. The residence was originally constructed in 1901 as a two-story Colonial Revival structure, and was modified with Spanish Colonial or Mission Revival architectural elements in 1927, including the addition of the four-story tower on the east elevation, and two tiled fountains; one on the south side of the property and one on the north side of the property. The residence has a general rectangular shaped plan with a moderately pitched hipped roof featuring hipped dormers around the perimeter and bracketed eaves. Second story balconies are present on the south (front) and north (rear) elevations. Fenestration consists of a mix of single-and-double-hung sash, fixed, and multi-pane sash wood framed windows. Colonial Revival decorative elements are exhibited in the window patterns including dentillated cornices and palladian motifs. On the east elevation, the principal building is connected to a four-story Spanish style tower by a one-story passageway topped by a balustrade and punctuated by an arched opening. Overall, the property appears to be in good condition.

Casa Peralta was formally listed on the National Register of Historic Places on January 4, 1982. The property is also included on the California Register of Historical Resources, and is identified as State of California Point of Historical Interest # 23 in Alameda County. Historical research reveals that the 384 West Estudillo residence was originally constructed in the summer of 1901 for Ludovina Peralta Ivey, daughter of Ignacio Peralta and granddaughter of San Francisco Presidio Corporal and Spanish land grant holder Don Luis Maria Peralta. In 1874 Ludovina Ivey purchased the property at the northeast corner of present-day West Estudillo Avenue and Clarke Street and constructed a home that she rented to Mr. and Mrs. N.G. & Lucy Sturtevant (exact date unknown). Mrs. Ivey maintained residency at Casa Peralta until her death in 1917. During this period, Ludovina's sister Maria A. Toler and nephew James Hoyt Toler lived in the home with her. After Ludovina's death, Casa Peralta was deeded to Maria Toler, who with her son James occupied the home until her death in 1926. Upon Maria's death, Casa Peralta was deeded to Ludovina's niece, Herminia Peralta Dargie.

Herminia Peralta Dargie was married to William E. Dargie, publisher of the Oakland Tribune, the most influential newspaper in California's East Bay area. William Dargie died in 1914, and historical records indicate that after her husband's death, Herminia traveled throughout Europe and her ancestral homeland of Spain where she was introduced to Spanish architect Antonio Martin, whom she retained to remodel Casa Peralta upon acquiring the property in 1927. During remodeling efforts Martin worked alongside noted Scottish landscape architect John McLaren, who was hired by Mrs. Dargie to design the landscaping elements of the property. It was during this period that McLaren also maintained a superintendent position of San Francisco's Golden Gate Park, a title he held between 1887 and 1943.

San Leandro City Directories reveal that Herminia Dargie maintained residency at Casa Peralta from approximately 1927, when she acquired the property, through 1930. Upon her death, Casa Peralta was deeded to Antonio Martin, the Spanish architect responsible for the 1920s renovation and remodeling efforts. Mr. Martin appeared to have lived in Casa Peralta for a short time and is listed at that address in the 1934 San Leandro City Directory. The 1935-1937 directories were not available for review, and by 1938, the Casa Peralta appeared to have been vacant, with no person identified as maintaining residency at the estate.

By 1946, Casa Peralta had been converted from a single-family residence to a rest home. Owned and operated by Paul and Sadie Codner, the Casa Peralta Rest Home appears in San Leandro City Directories through 1955, and by 1956, the building was listed as vacant in the city directory for that year. In the late 1950s, Casa Peralta was once again occupied as a rest home. The Gilmore Hospital was owned and operated by San Leandro residents James & Ellen M. Gilmore. The Gilmore Hospital remained at Casa Peralta through the 1960s and upon closure in the early 1970s, Casa Peralta was slated for demolition in order to construct a new building on the site.

San Leandro residents formed the Casa Peralta Foundation in order to save the old estate from demolition. The foundation successfully raised funds to purchase the property and deeded Casa Peralta to the City of San Leandro. The building is currently used as a City Museum.

A review of San Leandro City Directories discloses past occupants of the 816 Alvarado Street residence include: Alfred Tavis (1929-1930), Aurelio Marques (1931-1932), Mrs. Louisa Enos (1934), Manuel Jordan (1940), J.W. Yurgelevic (1946 through at least 1951), Paul Chelciu (1962), and Dorothy Davidson (1962).

The 816 Alvarado Avenue residence first appears on the March 1911 Sanborn Fire Insurance Map for San Leandro as “8” Alvarado, and as “816” Alvarado on the April 1917, June 1928, and the 1950 Sanborn Fire Insurance Maps for San Leandro.

Limited information and documentation was found on this property therefore a formal determination of significance has not been made for the 816 Alvarado Street residence at this time.

The building has a general rectangular shaped plan and a moderately pitched side-gabled roof with a porch roof at the rear extension. Exterior building materials consist of horizontal wood siding for the exterior walls, decorative wood shutters framing the windows, and composition roofing. Fenestration consists of framed three-over-three wood sash windows and the front entry door is set into the center of the facade. Overall, the exterior of the building appears to be in fair condition.

A review of San Leandro City Directories discloses past occupants of the 875 Alvarado Street residence include: No Listing (1929-1930), Mrs. Rose Dias (1931-1932), and Charles Dias (1934 through at least 1962).

The 875 Alvarado Street residence first appears on the March 1911 Sanborn Fire Insurance Maps for San Leandro as “19” Alvarado, and as “881” Alvarado on the April 1917 map, and finally, as “875” Alvarado on the June 1929 and the 1950 Sanborn Fire Insurance Map for San Leandro.

Limited information and documentation was found on this property therefore a formal determination of significance has not been made for the 875 Alvarado Street residence at this time.

Exterior building materials consist of horizontal wood siding for the exterior walls, wood spindle work detailing in the front porch, and composition roofing. Fenestration consists of aligned double-hung wood sash windows, and the front door is recessed into the porch. Overall, the exterior of the building appears to be in good condition.

Exterior building materials consist of horizontal wood siding for the exterior walls and ornamentation characteristic of the Queen Anne style such as wood spindle work detailing in the front porch, elaborate corner brackets, and vertical wood cladding within the gable. Fenestration consists of aligned single-hung aluminum sash windows, and the front door is recessed into the porch. Overall, the exterior of the building appears to be in good condition.

A review of San Leandro City Directories discloses past occupants of the 1360 Clarke Street residence include: No Listing (1929-1930, 1931-1932, 1934), Marcelino Ruiz (1940), W.E. Coltharp (1946), Mrs. L.E. Coltharp (1951), George Dutra (1955), and Frank Valencia (1962).

The 1360 Clarke Street residence was relocated to its current site sometime before 1950. The residence first appears at the 1360 Clarke Street location on the 1950 Sanborn Fire Insurance Map publication. Based on San Leandro City Directory research, the residence was likely relocated to the current 1360 Clark Street location between 1935 and 1940. The original location is unknown.
