Rider B (Pet)

This Rider is attached to and made a part of the lease dated ___________, 2021 between         __________________________________________as Lessee(s) and 1AM Management LLC (the “Lease”). The following provisions shall be and hereby incorporated into the Lease and, to the extent that the same are inconsistent with, or contrary to any provisions contained in said lease the provisions of below shall control.  All of the terms, conditions, covenants or agreements of the parties are contained in the body of this lease and its attached rider and no oral terms, conditions, covenants or agreements shall be binding on either the Lessor or Lessee(s).

  1. Lessee(s) agree to pay $_______ non-refundable per pet fee
  2. Lessor agrees to allow one pet(s) in unit: _________________________________

  1. Dogs and cats MUST BE on a leash at ALL times while in common areas.
  2. Dogs and cats are NOT permitted to use any grounds, including but not limited to common area roof decks, courtyards, fenced yards or elevators, owned or managed by 1AM Management LLC to relieve themselves. You are responsible for your pet’s sanitary habits. If your pet is an offender of any of the above, your pet privilege will be revoked immediately.
  3. Lessee(s) is responsible for any and all damages caused by the pet, including but not limited to, damage to doors, hardwood floors, and carpeting.
  4. Lessee(s) must adhere to local ordinances, vaccine and licensing requirements.
  5. Lessee(s) agree not to leave their pet unattended in the unit for any unreasonable periods.
  6. Lessee(s) agree not to leave food or water for their pet or any other animal outside their dwelling where it may attract other animals.
  7. Lessee(s) agree to keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to others and will remedy immediately any complaints made through the property manager.
  8. Lessee(s) agree to provide their pet with an identification tag.
  9. Lessee(s) agree to get rid of their pets’ offspring within eight weeks of birth.
  10. Lessee(s) agree that this Agreement applies only to the specific pet described above and that no other pet may be substituted.
  11. Lessee(s) agree to furnish the Owners with a picture of their pet.
  12. Lessee(s) will leave the property in the same or better condition of cleanness when vacating
  13. Lessee(s) agree that the Lessor reserves the right to revoke permission to keep the pet should the Lessee(s) break this agreement.
  14. Lessee(s) agree that if a dispute arises out of this contract that cannot be settled through negotiation, the rental manager and resident agree first to try in good faith to settle the dispute by mediation administered either by a local mediator or by the American Arbitration Association under its commercial mediation rules. If the parties cannot agree on which agency shall administer the mediation, the Lessor's choice shall govern.
  15. The unenforceability or invalidity of any provision or provisions of this Agreement shall not render any other provision or provisions contained in this Agreement unenforceable or invalid

I acknowledge that I have read the above, received a copy of the same, and understand and agree to comply with all contents for as long as I reside in a building owned or managed by 1AM Management LLC.
