HOA BOARD MEETING 3/11/21 

With regards to finances, it was discussed that we only had 4 homes that had not paid their dues. Some of them aren’t responding. Brittany will continue to try to contact them and help them get that in line. The HOA has old checks. The address on them and the phone number are incorrect. It was asked how to solve this issue. It will cost $80 to buy new ones. Checks are not used very often, so it was proposed that we buy the stickers that can go over the name and address to update it. Everyone agreed. For the lawn care this season, Bolli will continue and their price went down $150 per month. Morgan is working with them on fertilization, clean up and aerating. Mowing should begin this next month. This fall He will get bids again. 

Morgan is working with the city to monitor the water account to make sure it is right. The City is wanting us to care for the berm off Redwood road. They are trying to force us to assume upkeep of it. We do not own it. It was suggested that we contact the city to do gravel in that easement and have zero maintenance. Bolli said that they would not charge us more for taking care of that, if we have to. Morgan is taking care of this for our neighborhood! 

Tracy is working with Celeste Humphries for the Easter egg hunt. It will be March 27th. Flyers will go out on the 12thto all the homes in the neighborhood. This will also constitute our annual HOA meeting that is required. The budget for this activity is $150-$200. Everyone agreed. 

The next HOA Board meeting will be held of May 18that Brittany’s home. (It is also Patrice’s Birthday!) The discussion of Annual dues and their increase was started. It will be a matter to continue to be discussed. Either we need to increase the rates to cover the budget or keep the transfer fee. We have had a few good years of selling several houses in the neighborhood, but if that slows down, we need to make sure we have the money to cover the expenses. 55 homes pay $230 which will bring in $12,650. 48 homes pay $180 which brings in $6,410 If we increase it by $50.00 it will bring in $26,680.00, which would cover our budget. 

We are okay to pay the budget for 2021 but in October we need to finalize the number for the 2022 budget. We will write up a letter let our neighborhood homeowners of why there is an increase. If it is classified and is a cost-of-living increase, we do not need a 75% vote to implement this. A discussion about the proposed amendments that Brittany handed out last meeting was started. Morgan had gone through Brittany’s proposals and did another set of proposals. There was a lot of discussion that was lengthy and fragmented. It was decided that everyone would go through Morgan’s and Brittany’s proposal’s and make their own changes and we would discuss it at the next meeting. It was determined that having We need to have 2 more additional people on the Architectural committee would be beneficial to the HOA. Patrice and Morgan were put on that committee with Frank. The minutes from the last meeting did not come through on email, so Lori will be resending those for everyone to accept and then Tracy will put them on the site. 

The CC&R’s need to be recorded on the website and with the county. It costs $100 to record it with the county. Brittany will do that. 

Brittany checked with a realtor this week and said that the HOA’s are making it harder to sell homes.

People don’t like being told what to do. Frank disagreed with that. It was discussed that our HOA is pretty minimal. The main items the Board addresses are to keep the neighborhood looking acceptable to all residents. 

With the changes being discussed 90% vote is to terminate the HOA, but only a majority, which would be 52 votes are needed to Amend the CC&R’s. 

Everyone is to email changes of the proposed changes in the CC&R’s to Brittany to discuss at the next meeting.
