THE GREENS BOARD OF DIRECTORS MEETING

August 26, 2019

2454 El Dorado Court

Call to Order:         3:35 pm

Members Present: Critt, Tracy, Sandy, Ron, HOAMCO rep. Sylvia Balizan. (David is in Idaho, but can appear by phone if needed)

Approval of Minutes: July minutes not done yet. June minutes approved and will be sent out shortly. 

Treasurer’s Report – Sylvia/HOAMCO, Tracy: Sylvia presented the July 2019 financials. We still have some money left for the year. Looking at possibly closing the pool early this year – Ron and pool contractor still can’t locate the major water leak. Sandy reported problem with landscape payments – payments not getting put into proper payment category in financial reports. Sylvia advises that Wasser needs to bill separately for regular monthly maintenance service and repairs, etc. – she can’t separate a bill into separate categories for payment. Critt will discuss this with Danny directly.  

MOTION: Critt made a motion to accept the July 2019 financial statements as presented by Sylvia Balizan. Tracy 2nd the motion.                                                         AYE - 4, NO – 0

Tracy happily reported that almost all homeowners are now paid up to date.

Secretary’s Report - Tracy: Annual meeting has been scheduled for Thursday, October 24, 2019 at 6:00 pm at Good Samaritan’s Arts and Crafts Room. HOAMCO sends out the Notices. Minutes are almost caught up.  

COMMITTEE LIAISON REPORTS:

Landscape Advisory Committee; Sandy Abernathy, Liaison – Work to be done = trimming, grub treatment, weeds need to be sprayed. Trimming of roses supposedly done – Sandy will check on. Bids for work around the entrance island sign to be obtained – need at least two. *Yellow Card for tree trimming – branches can’t be lower than 7 feet above ground per City requirements*. Ron pointed out that several items still on the requested report have not been accomplished for several months. Ron thinks we should withhold payment to the landscape contractor until that specific work is completed. Critt will discuss this with Wasser.

MOTION:  Ron made a motion to withhold the September landscape maintenance payment pending completion of assigned landscape items over 30 days past original request. Critt 2nd.    AYE – 4, NO – 0

Architectural Review Committee; David Noble, Liaison – a few items need to be addressed. David with meet with the ARC upon his return.

Social Committee; Tracy Thompson, Liaison – Committee decided no Labor Day party. Pool Closing Pot-Luck Party will be Wednesday, September 18. Further info pending from Sally, Bobbie, Carol, Mike, Gayle.

Pool Committee; Ron Logan, Liaison – we have a leak, can’t find it yet. Ron and pool contractor are using dye to try to locate. May have to close pool early due to this. We have already mentioned that pool may have to close September 22nd. Ron requested copies of all the water bills to determine how much water is leaking out. Pool is looking great this year. This year, most of the homeowners have been better about cleaning up after themselves when using the pool area. Budget wise – should have a little bit of money left at the end of the pool season, depending on cost of lost water. Then will have to determine cost of fixing the leak.  

Yellow Project Card Report – Tracy:  Tracy will do another yellow card for tree trimming. (All around circle, all along Buena Vida both sides).

Other Business: Garage door inserts. There is a company (Tableaux) that is making something like the inserts. Critt will look into possibility of having inserts manufactured for homeowners in The Greens. He will take pictures and measurements of each pattern (we have several different ones), and see if that may be a possibility.      

New Business:  None.

Neighborhood Watch Report – Tracy:  Critt reports he had to have a stucco guy removed – no soliciting allowed. Sandy reported on Sunday some guy was knocking on doors looking for money or gas. REMINDER: DO NOT LET ANYONE INTO YOUR HOUSE YOU DON’T KNOW!!!! Always be alert and cautious!
