Roofing and Gutters
Policy 5.2.2 Design Guidelines
The AC shall have the authority to promulgate and issue, and thereafter to amend from time to time design guidelines that supplement and interpret, but are consistent with those set forth in Article 5.2. Such guidelines shall be supplied in writing to all Owners, shall be fully binding upon all Owners as set forth in this Declaration, and shall be applied by the AC in reviewing and approving or denying proposed improvements. Without limiting the general of the foregoing, the AC shall have the authority to include in any such guidelines, among such other provisions as the AC may deem appropriate, height restrictions with respect to improvements to be constructed on the Property or any portion thereof, requirements and restrictions with respect to exterior lighting in addition to those set forth in this Declaration, requirements regarding parking and landscaping in addition to those set forth in this Declaration, signage restrictions, and requirements to be met in connection with construction activities on the Property or any portion thereof. Any requirements or restrictions set forth in the design guideline need not relate to all components of Oak Meadows if the AC determines that only certain portions of the Property should be affected.
Design Guideline for Roofing:
The exterior of the improvement on all Lots, including without limitation, the roof, materials, and the color thereof, shall be subject to the approval or disapproval of the AC and shall be designed, built, and maintained so as to be compatible with the natural surroundings, existing structures, and landscaping within Oak Meadows. Roofing materials shall be cedar shingle, shake, tile or composition staggered shake with a high density with at least a 50 year shingle guarantee, the color of which shall be approved by the AC. All exterior buildings should also be included in roofing projects, as materials need to be consistent.

Please see roofing application for a complete list of approved materials. Approved lists may change due to availability and addition of new products.
Design Guideline for Gutters:
Gutters should be clean, maintained and free of debris. Gutter guard systems (such as LeafGuard, Gutter Helmet, Gutter Shutter, etc.) are allowed, but shall be installed to match the architectural elevation of the home. Gutter systems shall be the same color as the gutter and maintained in the same manner as existing gutters. Gutter systems are required to be installed on the entire home and meet city, county, and state codes for installation.
