THE GREENS BOARD OF DIRECTORS MEETING
February 25, 2021

Call to Order: 3:32 pm
Members & Homeowners Present: Critt, David, Tracy, Elvira, Ron appeared by phone, HOAMCO Rep. Sylvia, Dulcinea Lara & Sandy Abernathy
Approval of Minutes: Minutes of the January 25, 2021 Meeting have been approved unanimously by the Board. They will be sent to all homeowners this afternoon or tomorrow by Tracy.
Treasurer’s Report – Tracy & Sylvia: Tracy made some changes to the Income Statement as requested by Critt. Statement now has landscape & pool area expenses separated and sub-totaled. Critt will review when he can and let Tracy know if this change works. Dave & Tracy reviewed the January financial report submitted by HOAMCO / Sylvia. Dave always reviews the full statement & does some checks – everything looks OK. The monthly Income Statement very simple this time - we’re one month in, and spent 1% of budget. The requested reserve transfer of $3000 was done in February & will show up in February financial reports.
MOTION: Dave moved to accept the January financial statements from HOAMCO as presented by Sylvia. Critt 2nd. AYE – 5, NO - 0
Secretary’s Report – Tracy: All meeting minutes are completed and have been approved by the Board. Critt will get information on the new renters and give to Tracy to be added to the Resident’s List.
Committee Liaison Reports:
MOTION: Critt moved to replace two yards this year. It was agreed that would be 2471 and 2451. Critt will meet with Danny to discuss the plans. Ron 2nd. AYE – 5, NO - 0
Dave mentioned they did discuss willow tree at the entrance – not looking great right now. Committee & Danny discussed waiting until it sets leaves & see how bad it looks after that.
Critt mentioned he will meet with Danny and go over several issues. Wants to make sure Wasser’s guys follow the Monthly Maintenance Schedule, and go over new lawn plans.

and Dave helped by meeting with homeowner -as homeowner is painting the entire house one of the approved colors, plan was agreed to. Proposal was perfect, well detailed. Lists paint numbers, how be done, etc. All work has been approved. (3) Homeowner requested approval to re-paint inside of their back wall, and going to paint it the same color as the house. This was agreed to. Work has been done & approved. (4) Homeowner is going to replace the seal around their front bay window – the ARC is still waiting on information from contractor before approval can happen.
MOTION: Tracy moved to accept the estimate for the solar control system installation from Affordable Pools (Jason). Critt 2nd. AYE – 5, NO – 0
Ron will get with Jason and have him order the parts and get the work done next month. If Ron is out of town at that time, Critt can be the liaison for Ron.
Yellow Project Card Report – Tracy: System working well. Danny continues to advise when work is completed.
Other Business: Dave and Critt – Thank You for installing the “Slow for Children” signs. Look great!
Dave noted the extra signs and approved house paint colors are all in the office at the pool.
The Board has been made aware of some nuisance and compliance issues. Critt will meet with the appropriate parties in attempt to resolve the situations.
