Access statement for The Albert & Victoria Guest House, Eastbourne, East Sussex


We aim to cater for all our guests needs and are committed to assisting guests to ensure

everything in our power is done to enable a comfortable and enjoyable stay.

The Albert & Victoria Guest House is a Victorian terraced house and as such has no

lifts/elevators and all our rooms must be accessed by stairs. The stairwells are 80 cm wide,

have a rise of 15cm and a tread of 25cm, there is a handrail on one side and bannisters on

the other.

We have 6 ensuite bedrooms, 3 on the first floor and 3 on the 2nd floor. The larger of our

single rooms (the Louise) is on the first floor following one flight of stairs with 13 steps. The

Beatrice (standard double) and the Alice (Superior Double) are up a further small flight of 4

stairs. The Bertie (our smallest single) is accessed by 3 flights of stairs with a total of 27 steps

and the Helena (standard double) and the Leopold (Superior double) are along another

small flight of stairs consisting of 7 steps. The Louise and the Alice both have a bath. The

Louise with a hand-held shower, while the Alice has a free-standing bath shower. All other

rooms have walk-in showers.

The building is over 100 years old and while we aim to meet the needs of all our guests

there are some period features which might make access difficult for people with limited

mobility. The ground floor has 2 different levels meaning there is 1 single step from the

hallway to the dining room. Staff are at hand to assist you, should you require assistance.

Unfortunately, we do not have the facilities to store mobility equipment.


We are located on the St Aubyn’s Road in Eastbourne accessed by Royal Parade or Seaside

and halfway between the Pier and the Redoubt Fort - just 40 metres from the seafront. The

nearest shops (including a pharmacy, small supermarket and bakery) are just a 5-minute

walk away on Seaside.

The town’s main facilities; including Tourist Information Centre, Shopping Centre, Restaurants, Bars, Pubs, Theatres and Devonshire Park, are all within a 20 – 30-minute walk

of the Guest House. While Sovereign Harbour with its Cinema complex is just a 10-minute

drive from us. The nearest bus stop is a 5-10-minute walk and the nearest main line train

station is 10 minutes by car or a 15-20-minute walk. There is a list of recommended taxi

companies with cards available at reception and we are always happy to organise pick ups

from the Guest House on request.

Menus are available in large print and are included in your Guest Information Pack located

in your room. We regret we do not have facilities to prepare documents in Braille.

All parking is on street. You will find free parking on St Aubyns Road, Latimer Road, Seaside

and Marine Road. Further parking can be found on Marine and Royal Parade (Zone H), there

is a charge for parking along this road, however we can provide a free parking permit to

guests if they need to park here. Permits are valid all day and overnight until 11am the

following day, please read the instructions on the permit thoroughly to avoid any penalty

notices. Please enquire on arrival.

Unfortunately, we are unable to reserve parking for guest.

Check in time is from 4pm to 7pm (other times can be arranged in advance of your stay,

please contact us at least 24 hours in advance of your arrival).

Please advise us of your estimated time of arrival as we may not be on the premises outside

of check in times.


As you come through the front entrance we have an inner threshold that is 5cm high and

15cm wide that forms the threshold to our inner front door.

The reception desk is located on the right-hand side of the hallway just past the first door

on the right and in line with the bottom of the staircase.


The dining room is located on the ground floor just past reception area and to the right of

the staircase as you come through the front door. The dining room is on a slightly lower

level than the hallway and has a step down of 19cm. There are no handrails here, however

staff can assist guests when needed.

The dining room has a ceramic tiled floor with carpeted rugs and both ceiling and wall lights. Natural light is also utilised through the French windows at the furthest end of the room. All seating is genuine antique with various styles of chairs all without arms.

Menus are typed in a clear font at 14mm and large print version can be made available on request.

All dietary requirements can be catered for on request, please let us know of your requirements in advance of your stay.

The dining room is laid with Royal Doulton crockery, Kings cutlery and fine glassware. Tea and coffee can be taken Al fresco on our flagstone patio seating area.


Laundry facilities are not available on the premises but there is a launderette 5-minute drive

on Seaside.


The nearest shop is Sainsburys which is a 5-minute walk. The nearest post office is a 15-minute walk located in WHSmith in the centre of town. Further information is available at reception.


There is central heating throughout the 6 rooms and all radiators have adjustable thermostats. Each bedroom also includes standalone fans and heaters for further temperature needs. Each room has a hospitality tray with a variety of teas, coffee, hot chocolate, milk, bottled water and biscuits. Every room has a hair dryer, bathrobes, flat screen freeview TV, internet connection, WIFI, wardrobe, bedside cabinet, bedside lamp and luggage rack. All but one of our rooms are equipped with a mini fridge, stocked with soft drinks and chocolate (all for a small charge). Safes are also available on request. Average bed height is 65cm. All bedrooms are laid to carpet and ensuites to non-slip tile or vinyl flooring. All bedrooms and ensuites have shaver points.


Evacuation procedures are provided in all rooms located on back of the room door.
