Approval of Minutes
The minutes of the previous meeting were read.

New Business
- Unit #-: Unit Owner found materials from roofers on the ground. Staple in tire. Roofers clean up every day and then at the end of each building. No action needed, it was more of a heads up.
- Unit #-: Unit Owner wants to rent out the unit. We can only have four rentals, right now we have two. There is a procedure they need to go through (i.e. background check, lease).
- A motion was made to accept the Unit Owners request by Tricia. The motion was seconded by Andy. 7 In favor; 0 Opposed; 0 Abstained
- Unit #-: POD storage unit will be removed soon.
- Unit #-: Pay fees for Trash-Away. The board paid the fee and asked the unit owner to add the amount to their maintenance fee. This was two months ago. The Board will send a follow up letter.
- Unit #-: Cannot have patio furniture on grass. We will send a letter letting the unit owner know they need to keep furniture on the patio.
- Sinkhole near Unit #1, Units #9, #11, #89 need corrected pits, Unit #31 needs water in basement issues fixed. These fixes will be done by winter.
- There is also a sinkhole near the swingset that will be worked on.
- Fireplace/Chimney Updates
- Units #71, #45, #92 will remove stacks.
- Unit #97 will keep the stack, but we will remove the attic fan.
- We need to see copies of the fireplace maintenance reports by the end of October. Dolores will send an update.
- If fireplaces don’t pass inspection, the unit owner needs to pay for upkeep because it is a fire hazard.
- KMR has noted the large pothole in the front and will fill it.
- The parking lot will not be done until Spring.
- Three days per building so far.
- Building 5 will start later this week, Building 6 will start next week.
Board Comments
- Going forward, The Board will need to receive a copy of the renters’ lease every year.
- A motion was made by Tricia. The motion was seconded by Kristen. 7 In favor; 0 Opposed.
- Attorney will look at updating pool rules to include bathing suit requirements.
- Outside updates
- Painting chimney stacks and building numbers. Going to get a cost first and then vote.
- Outside lights for the playground area and pool area for safety. The Board will look into motion sensored lights and the cost associated before voting.
- Of the 5 Year Plan, the top two things are the water valves and the bylaws.
- We will contact the water company that fixed the main break to get a price.
- For the Bylaws, the unit owners will vote after we have costs.
