THE GREENS BOARD OF DIRECTORS MEETING
February 27, 2023

Call to Order: 5:06 pm
Members Present: Critt, David, Tracy, Elvira, Roseanne, HOAMCO rep. Sylvia Balizan, ARC Chair Dennis Betts. Kelly Kimmel, new HOAMCO representative.
Approval of Minutes: January 23, 2023 minutes have been sent to the Board for approval. All other minutes are completed and have been sent to all residents and added to the website.
Treasurer’s Report – Sylvia/HOAMCO, Tracy: Sylvia presented January financial information. Critt notes our contract with Jason, the pool contractor, will be going up 10% this year, and run from May 1 through Oct 31. David pointed out we need to watch the budget – we are already over $4000 in landscape upgrades due to work done at the end of 2022 and beginning of 2023. We also need to consider if we can put some money into reserves? The Board is looking at trying to increase the reserves, but we need to wait until July or August to see how the monies and budget look. All our contracts are going up around 10% this year. We will have to watch budget and expenses closely – see if HOA monthly dues may need to be adjusted next year.

Secretary’s Report - Tracy: January 23 minutes have now been unanimously approved. Tracy will send to all homeowners and add to The Greens website.
COMMITTEE LIAISON REPORTS:
Landscape Advisory Committee; Critt Garner, Liaison – one major complaint from 2440. Critt met with her today – a few bad spots in her yard. We did replace the sod last year, but the grass was delivered early and sat in the sun for several days. Some parts never took, but it still looks better than the previous dirt and Bermuda. Agreed that the bad spots will be repaired. Irrigation water was increased to three times per week. Fertilizing will happen soon. There are some issues with landscaping - some people have locks on their gates (and their irrigation controls inside the gate). It is getting difficult for the contractors to work on these controls when we can’t get hold of the homeowners. We may have to advise that if something goes wrong with irrigation, there is nothing we can do because we can’t get to the controls. Everything else is looking pretty good. The Landscape Walk-around was done 2/23. Mistletoe needs to be removed completely from Ash tree at 2422. Only one yellow card turned in last month. Trees need to be trimmed. Some tree trimming has been completed. Trimming still needs to be completed along Buena Vida and Terrace. Critt is going to ask Wasser walk along wall on Buena Vida and remove any outside tree limbs that hang over into backyards.
Architectural Review Committee; Elvira Masson, Liaison – Dennis Betts, Chair. Nothing to report at this time. The committee needs to call a meeting and do a walk-around to check for non-compliance issues. Will other current members (Chris Gonzalez and Betsy Ladd) be staying on the committee? Elvira will check with them to make sure. Discussed 2420 and several non-compliance issues. Mary Reynolds sent homeowner notifications in May 2022, and June 2022 that yard was out-of-compliance and had to be fixed. Critt will contact the homeowner to set-up a meeting with Critt and Dennis. The homeowner will be given a deadline to repair

issues. If the issues are not handled, the Greens will have the work done and bill the homeowner. If the owner refuses to meet with Critt and Dennis, Tracy will prepare a letter advising that the Greens will handle the work and bill the owner.
Social Committee; Tracy Thompson, Liaison – Sally would like to know everyone’s birthday – month and day (not the year!). Will discuss further with Sally what we might do for recognition of people’s birthdays. Jonette Goodwin is having a small get together to say Good-Bye to Larry & Rita Rohner, and hello to the woman who will be buying their house. Jonette with serve light refreshments - Sunday, March March 12th at 2:00.
Pool Committee; Critt Garner, Liaison – We will probably have the pool open an extra 6 weeks this year. Roseanne will be taking over the committee. Critt talked to the pool contractor Jason today. There will be a 10% increase in the contract plus other expenses will be increasing as well. This was expected. The pool looks great and Jason is doing a good job. There will be two more posts added to make the shade area bigger. The shade cloth has already been purchased.
Yellow Project Card Report – Tracy: Only one card turned in last month. Dennis Betts needs to turn in one for sprinkler head adjustment in his lawn.
Other Business: Fence Painting. One panel along Buena Vida has a bottom panel that has separated from the main upright. Chris Gonzalez has offered to repair this. The fence that Chris already repaired has not been completed and has not been painted. One light in the circle needs to be repaired. Critt did receive a complaint about a barking dog. The homeowner was contacted and handled it immediately.
