Dear Mr de Laszlo –
I am sorry not to have answered your letter immediately but was waiting till I had something to report.
The cost of the work as estimated and accepted is as follows:-
Work to Large Studio £240
Window to Small Studio 65
Work to fanlight over door to Large Studio 50 — Total £355.
As regards the last item I am having the [leak?] in this wall uncovered for thorough examination before the opening is made, as should this leak indicate a serious [settlement?] I do not consider that any further openings should be made in this wall. I will however go into the matter carefully and if practicable it shall be done, as I know you are keen on it, but the structure of the building is rather a surprise to me on further examination.
I have received Messrs Greenwoods’ estimate for papering both studios with paper chosen by you (No 90591) for –
£60 (sixty points). This may seem high to you but they have allowed for a lining paper to make a good job and the paper itself is 24/- a piece.
I will accept this Estimate on Monday next unless I hear from you to the contrary.
The builders are making good progress and the steel work will be on the job on Monday. I am favourably impressed with

Messrs Greenwood and they will do their best to finish in time, but at the same time you must realize that it is a ticklish job [especially?] with a building constructed as this one has been.
I am visiting the work twice a week.
I have not yet received anything from you as regards the radiator cases. I will get alternative estimates for these if you like – if you will decide on the design you prefer.
