Resident Questions
- Who makes the determination in what sequence the projects go in and also, what criteria is used to prioritize the projects? If we know our insurance is up, why did we prioritize the back parking lot?
- The roofing project has been shot down in the past by the board and it never made it to the unit owners. The board hired inspectors in 2021 and at that time, it was not recommended we replace the roofs.
- (side question)Have we had updated inspections with reporting in 2024?
- No report was provided.
- Master list of projects that have deadlines, insurance standards, might help unit owners make better decisions when it comes to voting.
- Why did the back pavement project go over budget without residents knowing?
- There was no choice from the board after the parking lot was ripped up.
- How do we know the roofing project won’t go over budget?
- The only thing that could possibly go over is the wood and we took that into consideration.
- What if something else goes wrong? I.e. basements
- We can’t guarantee anything won’t go wrong. $200 assessment; 175 will go to project, $25 will go to contingency fund
- Are there algorithms that go into the maintenance fees?
- We take into consideration inflation and
- Who is in charge of maintaining these projects? It seems we have side projects (dead trees) that cost money.
- We are not experts and had the landscapers take them down. It’s part of the landscaping budgets that unit owners vote on. Anything over $8,000 goes to unit owners.
- How will the board address unit owners who cannot pay?
- The board will work with any unit owners who have hardship
- Can we have better communication? It’s so negative. It feels like the unit owners are being blamed. “More facts, less chatter.”
- We tried to make communication more important. We have emails and the newsletter.
- I don’t think anybody disagrees that the roofs have to get done. An itemized list of what’s leading up the quotes i.e. valves.
- When will we know if the assessment will be less?
- We have to meet with the bank and talk to the attorney.
- The way it’s handled. To get a letter and just vote is sudden.
- We weren’t going to have a meeting, it should have been a meeting before any voting slips go out.
- If there is a situation with hardship, what does the loan repayment look like? Are we able to stay on track?
- We all pay the same. Communicate with the board.
- The plywood could be at $104 a sheet. Where do these costs come from?
- All of the costs we give, none of them are written in stone. That’s the installed costs (labor, removal)
- Were quotes shared?
- No. Past boards have not sent out quotes.
- With all that’s happened with COVID, there’s government money out there. Federal Emergency Funding from a government grant.
- We will ask the lawyer.
- What about gutters?
- The quote includes gutters.
- In regards to insurance, with the basements, why is it paid out through insurance?
- Water from outside is not handled by insurance companies.
- Even the wells? No.
- What kind of shingles?
- Letter did not include enough information.
- Residents need more information when quotes go out.
- Section 7.2 was read.
- We should see the contracts.
- Why can’t residents see these quotes? We had a board member in the past help out with projects.
- Lawyer recommended we did not send out quotes
- Once we decide, can we hire a consultant to oversee projects?
- We would have to hire them.
- Will the gutters be good enough to handle weather and leaves? Can we trial one building? Guarantees.
- No. Yes to guarantees.
- How long does the process take?
- 4-5 days per building.
- When we get a list, can the quotes be broken down by dollar amounts.
- When will we get the results from the voting?
- The attorney will send out the vote and residents can REvote.
- Is it possible for the roofer to come to a meeting?
- We can ask, but probably not
- What does roof warranty cover?
- Material and workmanship warranty
- Why the large loan?
- Loan is just for the roofs, but assessment is to help with the loan and to help with the contingency fund.
- Figures do not include interest and amount of plywood
- When we figure out numbers, the residents will know.
- Can we get an optional quote?
- The numbers need to be more concrete.
- Can we get numbers included in the vote?
- Online meetings.
