- There is no liability as board members. The liability is on the association as a whole.
- Seven Cities Condominium Association, Inc board resolution authorizing loan transactions and assignment of common charges was read out loud by Tricia. (whole loan)
- The board must receive 39 “yes” votes.
- Seven Cities Condominium Association, Inc board resolution concerning an assessment Re: “5 Year Plan Projects” was read out loud by Tricia. ($50)
- The assessment can be rejected only if the board receives 39 “no” votes.
- Seven Cities Condominium Association, Inc board resolution concerning loan assessment was read out loud by Tricia.
- A motion was made to accept loan resolutions for adoption. Motion made by: Tricia, Seconded by: Kristen, 7 in favor; 0 opposed
- It was discussed at the Unit Owners Meeting in April to raise our monthly maintenance fee by $50 instead of a $50 assessment. The attorney recommends we raise the maintenance fee vs a separate $50 assessment because it keeps it clean for the accountant. After the five years, we will reevaluate our maintenance fee.
- A motion was made to raise the maintenance fee by $50 in order to achieve our five year plan. The motion was made by Tricia, Seconded by Peg, 6 in favor, 1 opposed
- Attorney wants us to issue a demand to the mortgage company to pay our outstanding maintenance fees.
- A motion was made to approve the attorney’s demand letter. Motion made by Tricia, Karen seconded, 7 in favor; 0 opposed
- A motion was made to send the unit owners a letter because they need to put up a storm door. A motion made by Tricia, Seconded by Andy, 7 in favor; 0 opposed
- Unit owner wants to extend their patio with pavers. The Board needs to know who is doing the work and if they’re insured.
- Exterminator (Excel) is coming out on Wednesday. Cost is $250. A motion was made for the board to pay for the extermination. Motion made by Tricia, Seconded by Kristen, 6 in favor; 1 opposed
- Broken dryer vent
- Unit owner is going to purchase new dryer vent
- Last week, the landscapers started to weed and this is not their responsibility. The board will send a letter reminding unit owners to tend to their gardens.
- Discussion postponed until the July meeting.
- Need to ask unit owners if they have a fireplace and if they use it. We will put together communication to all the unit owners.
- Carolyn Pool charged $100/week for vacuuming. Double checking if we have a contract, but the board is leaning towards cutting the cost.
- If we can leave the current pool team, we will spend the $210 for the hose and head for a new pool vacuum.
- A motion was made to buy the new vacuum and up Rich’s pool fee to $35/day to clean and maintain the pool. Motion made by Tricia, seconded by Kristen, 5 in favor; 2 abstained, 0 opposed
Board Comments
- Dolores will request unit owners send in two checks every month: one for maintenance fees/$50 assessment & and one for the $130 loan payment.
- Attorney recommends we mail and email the ballot for voting on the loan. He also suggests we give the unit owners two weeks. If the board does not receive ballots, the board will go door to door and collect votes in a sealed envelope.
