Standard Services

* Maid service every other day, sheets and towels changed once every three days.

* Breakfast 165 thai baht (or 5 USD) per person.

English Breakfast: scrambled eggs, 2 sausages, bacon, baked beans, bread, tea or coffee.

OR

2 small individual sized boxes of Cereal (or equivalent quantity), milk, yoghurt and fruit

All breakfasts come with orange juice and tea or coffee. If you change breakfast please inform staff one day in advance.

* Pool attendant and Gardener twice a week.

* Bookings can be handled by our villa manager for all services or goods customers may desire during their stay.

Conditions

* Minimum stay of 3 nights in low season, 4 nights in peak season and 10 nights over Christmas and New Year.

* Rates are inclusive of tax.

* A deposit payment of 50% of the total due will be required upon the confirmation of a reservation. To be paid via paypal to cking398398@gmail.com

* The balance payment is due no later then 30 days prior to guests arrival and 45 days prior to guests arrival in the X-mass and NY period

* On arrival a fully refundable 1000US$ or major currency equivalent damage deposit is required in cash on arrival.

Cancellation Conditions:

* If it becomes necessary to cancel all or any part of the booking, we must be notified in writing (email acceptable).

* The cancellation will take effect from the day the written confirmation is received.

* The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa.

30 days or more before arrival date:

All Payments are forfeited but credited for 6 months from the date of the cancellation confirmation. The credit can be used by the client or anyone on their behalf for any reservation, during any period subject to availability of the villa.

Within 30 days of arrival date:

All rental payments are forfeited. A full or partial refund is solely applicable shall we secure a reservation fully or partially covering the initial cancelled reservation.

Christmas and New Year Period:

For any cancellation after the deposit and/or balance payment. All payments are forfeited and a full or partial refund is solely applicable if we secure a reservation partially or fully covering the initial and cancelled reservation.

The above cancellation charges also apply if we cancel the booking due to non-payment of the balance. If the dates of the booking require to be amended, this may be treated as a cancellation of the original booking and cancellation charges may apply. Any change to the original reservation is subject to our approval.

Early departure penalty will be subject to negotiation with our Manager on Koh Samui.
