Important Housing Policies and Information
Rent is due in the Business office on the first day of each month.
Rent rates may increase or decrease after being reviewed in June with any changes taking affect in August.

Rental Unit
Your unit may only be occupied by dependents that are listed on your rental agreement.
All furniture and appliances owned by the seminary must remain in the unit at all times.
Students are not permitted to move to a different unit without prior authorization from the Director of Housing.
No modifications are to be made to the electrical or plumbing system.
For the installation of a bidet or any other devices, the resident will be responsible for all costs and will need to contact Facilities.

Quiet Hours
Quiet hours are from 10:00 pm to 8:00 am for apartments and 11:00 pm to 7:00 am for dorms.

Water is included in the rent for all residents.
Residents living in apartments (except Courtyard) are responsible to set up and pay for electricity and gas (if applicable) through Entergy.
Cable and Internet can be set up by contacting our Cox Communications representative Terrell Smith at 504-401-2673.

Fire Safety
Tampering with a smoke detector or other fire suppression resources is strictly prohibited and viewed as deliberate vandalism of seminary property.

In accordance with the fire marshal and our policies as a seminary no items are to be stored outside the apartments or dorm rooms.
Breezeways, hallways, and stairwells must stay clear of all personal belongings.
Bikes are to be stored and labeled on the bike racks. Grills are also to be labeled and stored on the concrete picnic area.
Draping items over apartment balconies is prohibited.

Register bikes, scooters, skateboards, etc. through the Campus Police office located in the Hardin Student Center.

On Tuesday and Friday trash (including furniture and appliances) is picked up by the curb between 7:00 a.m. and 10:00 a.m.
Please do not put your trash out before that time, including the night before. Do not put it outside your door. Any violation of this policy will result in a $25.00 fine.
On days that trash is not picked up, you are welcome to drop it off in the black trailer located at the back of campus.
When disposing of cardboard please be sure to break it down.

Residents will need to get a parking decal from Campus Police to register their vehicle also including trailers, boats, and campers.
One space is provided per residence. All other vehicles will either need to be parked adjacent to their building or in the Carey Hall overflow parking lot
Residents are required to park only in assigned parking areas. Please do not park on the grass due to the possibility of damaging the water and sewer lines.
Trailers, boats, and campers need to be parked in the overflow parking area.
Violation of regulations will result in booting or towing. This also applies to your guest(s).

Right of Entry
The seminary reserves the right to enter a resident's apartment/dorm room to check conditions, perform repairs, routine maintenance, and to respond to emergencies either with the consent of the student or with the authorization of the seminary president, VP of Business Affairs, Associate VP of Facilities, or the Dean of Students.

No pets of any kind are allowed in apartments or dorms, with the exception of Farnsworth apartments and select Willingham apartment units. All animals must be approved by the Housing Office.

If something in your unit needs to be fixed you can put in a work order by calling Facilities at 504-282-4455 ext. 3230. Please include your physical address and contact information. Normal work orders will be acted upon within 48 hours, or information will be left notifying the resident of the status of the work order.
In case of an emergency work order after hours or during the weekend, call 504- 944-7711.
Pest Control and AC maintenance is performed every month during normal weekday operating hours (M-F; 8am-5pm). The technician will hang a notice on the door 24 to 48 hours prior to treating and will leave a notice after the treatment is complete.

The Seminary does not allow residents to paint their assigned unit. Please be advised that if you do paint, you will forfeit the refundable portion of your deposit and will be responsible for any other additional costs to return the residence back into a rent-able condition.

Residents are responsible for maintaining their unit and all furnished items in a clean and acceptable condition.
If there are any damages, other than normal wear and tear, during or as a result of the resident’s occupancy, the resident will forfeit the refundable portion of their housing deposit and will be responsible for any other charges remaining.

The seminary is not liable for any damages or loss of any personal belongings. Each resident is encouraged to purchase renters insurance.

Apartment residents (not including Courtyard) can request an additional key for $10.00.
Any keys that are not returned a $115.00 charge per cylinder will be charged to the students account.

Check out procedures
When preparing to move out residents will need to submit a vacating notice, either in the Housing Office or online.
Prior to vacating, apartment residents need to give a 30 (calendar) day notice and dorm residents need to give a 14 (calendar) day notice.
If the required notice is not given, residents will have to pay rent for the days they did not give notice.
When checking out, the resident will need to fill out a check out form either in the Housing Office, online, or at the guard house and turn in their keys.
Rent will be charged until the keys are turned in.

Dorm and Courtyard Residents
The Post office is located in the Hardin Student Center.
The kitchen in Carey Hall is available to all dorm students. Please be sure to clean up immediately after each use.
No ladies are allowed in the men's dorm rooms or hallways and no men are allowed in the ladies' dorms or hallways.
Men must leave Carey Hall at 11:00 pm and are not permitted back until 8:00 am.
Use of the TV is on a first come first serve basis.
