Common pitfalls
- Do it fast (to take advantage of the "market opportunity")
- Easy can be done fast
- Easy means apply traditional concepts, design, etc.
- You have a good location.
- Build what seems safe...what people are likely to understand.
- All of this yields more of the same...very dangerous
Ask yourself...
What's going to happen when the numbers change...for the worse?
What's going to happen when people have more choices?
What's going to happen when your location isn't the best anymore?
What's going to happen when your design is old fashioned?
What's going to happen when the newness wears off?
Speaking of new...

So, the sum of all this is...You need to build to last.
Don't build to satisy demographics, build to satisfy passions.
A Unique and Compelling Story is the key.
- A story is very critical...
- Stories are emotional...and that's what people buy.
- People want what they are passionate about.
- You need to think about building what people want...not building to satisfy a need.
- Don't underestimate the power of people's wants, even at the lower price levels.
Hotel San Jose (Austin, Texas)- Developed to serve a very specific niche at a modest price level...unique, different, risky at the time. Now, they are one of the market leaders on occupancy AND average rate.
