MORTGAGE 411: Real Estate Builds WEALTH!

Jill Clifton, newly hired President of Centurion Mortgage, has come back home.  Working for Randy McCracken, Jill started Centurion Mortgage in 1996.  She spent almost 5 years originating loans in the Grand Prairie office of Century 21 Judge Fite Company.  During that time, she consistently captured 40% of available Buyer’s transactions.    

After 8 years in the Mortgage Wholesale arena, Jill is back.  Her experience includes processing, closing, underwriting, originating, account management as well as production and operations management.

What’s happening in our market today?  If you listen to the news, read any article in the newspaper or news outlet on the web or even open your 401K statement, you’re probably concerned.  Unfortunately, there are issues in the market place and they’ve got to be corrected.

However, there are few people (especially in the TX market) talking about the positives of the market place.  Rates are still affordable.  Home prices are still affordable. Mortgage money is still available.  FHA loan limits are $271,050 so borrowers can get in a home with as little as 3% down with less than perfect credit.   

Translation:  Borrowers with total household income of $60,000 per year, with ancillary debt of $500-600, can qualify for a home purchase in the $180,000 range, with as little as 3% down!  Their mortgage payment would be approximately $1600.  How many families do you know who fit these parameters?  Lots, I’m sure.  

There are huge opportunities for success in this marketplace.  Many of our competitors are leaving the business.  Become the Real Estate Expert or Mortgage Expert in your market.  Be willing to “incubate” your clients while they go through credit repair, look for the perfect house or sell their not so perfect house.  We must assume the “instant gratification” many of us experienced a few years ago will now be “delayed gratification” if we’re willing to work towards finding the client the right property and the right mortgage product for their family’s needs.

Remember, there’s No Whining in our business.  Those of us with positive attitudes and tremendous work ethic will better “Serve the Community, Develop People, Have Fun and Achieve Profits!
