OCTOBER COMPANY UPDATE - Real Estate Builds Wealth

In the current “National” (I say “National” because DFW is insulated from most of the current issues because of our GREAT local economy) real estate situation, this is the time to BUY real estate! When one investigates the average home prices of DFW, (see http://recenter.tamu.edu/) there is no question that real estate values will increase over time.

Real estate is and always has been a Long Term Investment. Real estate is not an investment where the average person will buy today and sell tomorrow for a profit. Of course, there are professional investors that can do this quite successfully; but not the average homebuyer. Over time real estate can build great wealth!

For the person who wants to buy rental properties to build wealth, this is a GREAT time to buy. As the fall of the sub-prime market took place, this has created high demand for rental homes. With the slight decrease of property values in some local markets and the increase for demand, rents are now increasing and making owning rental homes an increasingly attractive investment. Be warned, an investor in rental homes should always keep a cash reserve liquid for those months when rentals are vacant or in need of repair.

In summary, real estate has many advantages to an investor to build wealth: 1) appreciation; 2) mortgage amortization; 3) interest and taxes are deductible of federal income tax; 4) repairs and improvements are tax deductible; and 5) the tenant(s) make the mortgage payment. This is the time to buy real estate as an investment!

Listings and Marketing those listings:

► List Price – must be competitive to sell!

► Condition – must be in the best condition possible as it relates to the List Price (see #1 above)!

► List Price – look at the entire market area – not just the subject neighborhood to seek out the list price and ultimately the SOLD price!

► Marketing – Internet – Photos – Internet – Virtual Tours – Internet – Slide Shows – Internet – Videos – ► Internet – Mobile Marketing – Internet – eMail - Did someone say, “Internet”?

► List Price – Lower the price more than the competition, not just the average. If ONE house sells, you and your seller want it to be their house!
